The client should prepare the site for shooting by removing any personal objects or anything that should not appear in the video.
We can provide additional editing, but it can be costly; the client may have to pay up to the price of a residential staging, so it's best to eliminate any distracting items.
Open curtains (symmetrically, one on each side)
Open shutters, blinds to maximise daylight.
The client might ask to turn on lights.
Please check in your confirmation email.
Pay attention to the composition and remove small items if you see messy situations.
Hide cables as much as possible and remove unsightly objects: bins, routers, controllers...
Leave the doors open to get a better understanding of the room's distribution and to let the natural light come in.
⚠️Take the most important rooms if it is a big property.
Take photos of each room from a minimum of two different angles
Try to have 3 walls in the image (2 corners)
Prefer corners instead of the centre of the room to avoid corridor effects.
Include windows in your frame.
Do not tilt the camera up or down.
Please make sure to maintain the SAME amount of space for both the ceiling and the floor (see image)
Take photos from the corner to show the space.
Check for interesting details like bow windows, fireplace, etc, take some photos focusing on them.
Turn off the TV and other moving appliances.
Take photos from the angles of the bed and not from the centre, it allows a better feature of the room.
Make sure cushions and bedsheets don’t have creases, visible zippers or labels.
If the bathroom is too small: take photos in both horizontal and vertical framing
Maintaining the height between 1m40 and 1m50 cm.
Shoot from the door. Make sure soap, tissues, towels, etc are clean and neat.
DO NOT tilt the camera
In an open space kitchen, make sure you have some photos of the space as a whole and others focusing on the amenities (dishwasher, toaster, microwave, stove...).
It is mandatory to take photos of the balcony / terrace / rooftop and the view.
Make sure the space is tidy: table and chairs have to be set.
Try to not frame scaffolding and constructions.
Shoot an additional picture of the view and the balcony separately.
Take photos of the entrance of the property from both outside and inside.
Take a minimum of 4 photos of the facade (3 different sides if possible).
Center the building as a whole and leave a margin between the top of the building and the border of the photo to see the sky.
Shoot the garden and common spaces (also for co-ownership buildings).
Avoid cars and people as much as possible.
Close the toilet lid and do not cut off sanitaries.
Never tilt the camera and remove objects that do not match the aesthetic.
⚠️ Once you have finished photographing all the rooms and exteriors, please show the photos to the person on site and make sure he/she likes them. It is best to show them on a monitor (laptop, tablet, etc) to avoid any confusion.
This is why it is important to contact the person on site before your assignment.
If you have no access to the property, call the contact person from the booking confirmation. If he/she does not show up after at least 20 minutes and does not answer phone calls or messages, please contact our support team.
Take the time to discuss and show the photos to the person on site. If the content is approved, you can leave the property.
Tell the owner to get in touch with their Account Manager if they wish to use the photos for their personal website etc.
