How can I visit a home and begin process?

Step #1 - Provide Initial Pre-Screen Information by applying today! 

Step #2 - Our team will be in touch within 1-2 business days to schedule tour within 8 a.m. - 5 p.m.

Found the home you're looking for?

Communicate to our team your intention to proceed with a chosen move in date. Our team will provide you with a full formal rental application accompanied with a $75 application fee per applicant 18+ years of age.

Are there any additional monthly fees?

Yes, fees and services vary by home based on features and optional services included yet disclosed at time of rental application process.

What is the rental criteria?

Every  applicant must meet minimum yet certain requirements including age requirements, pass background and criminal, pass credit check with minimum of 670 score, and provide valid identification with proof of income.

What is required to move in post clearing application process?

Upon meeting minimum pre-screening requirements, including approved application, the following will be required:

• verification of renters insurance with $100,000 in liability coverage

• signed lease agreement

• 1-month security deposit, first month rent, and last month rent

What is the status of my application?

Please contact our team for status on your application. Please allow 3-5 business days for rental application process which includes a credit and background check.

How will I be paying my rent, when is rent due, and are there any penalty fees?

Our team will ensure to have your online payment method setup prior to move-in for rental payments to be issued.  Monthly rent is due on the 1st day of each month. If monthly rent is not paid by the 1st day of each month, a penalty of 5% of the monthly rent will be added to the current past due month. In the event rent goes past with no remedy, numerous notices will be provided, potentially resulting in termination of lease agreement, finalized by eviction.

What are renters maintenance responsibilities?

• monthly air filter replacement and replacing thermostat batteries as needed

• changing water filters in refrigerator, and/or other appliances, as needed, to keep areas clean for operational purposes

• upkeeping of exterior grounds between ground and 8' ft. high, mowing front & back lawn, and keep areas free of debris

• clean gutters of obstruction and/or debris

• routine plumbing needs such as clogs

• pest control for common insects such as ants, roaches, spiders, others, and small rodents

• checking and changing smoke detector batteries as needed

• added monthly water-softener salt crystal application

• pet related maintenance, cleaning, and/or damage repairs

Yes we allow pets, any breed restrictions, and what is pet fee?

Up to (2) pets are allowed. Please share breed restrictions for consideration. Yes, an additional pet deposit and pet monthly fee are applicable. Both are determined based on pet breed(s) which may range between $200-$500 non-refundable pet deposit, in addition to, $50-$100 per month pet rent.
