What's a transaction coordinator?

A transaction coordinator (or "TC") is professionally trained to manage all of the deadlines and compliance requirements for real estate contracts. Their specialty is the contract-to-close process — keeping track of all the nitty gritty details and making sure no balls get dropped.

Does AMP need permission from my broker before starting work?

Yes. The independent contractor agreement you sign with AMP is also required to be acknowledged by your broker.

Are AMP's transaction coordinators licensed?

Some are and some are not.

Our founder, Amory McKay Petersen, is a licensed REALTOR® in the state of Utah. However, we do not require our transaction coordinators to be licensed, as work performed does not fall under licensed activities.

Is AMP insured?

How do I hire AMP?

AMP will set up a time to meet with you via video call and discuss your needs.

If we're a good match, we'll get onboarding forms over to you to be filled and signed, which include our service agreement and waivers, plus some procedural info and contact info for your preferred vendors that we will need in order to process contracts.

All forms must be complete before AMP can start any work.

Does AMP offer listing preparation?

Yes.

In our experience, it's just plain easier to be involved in listing coordination from the beginning than to jump in after someone else has done much of the work. That way, we also have all the information ready to go once your listing goes under contract, so you don't have to gather it and send it to someone twice (ugghh, right? 😜).

Does AMP help with transactions that are partway through the closing process?

Absolutely!

Does AMP offer showing tour scheduling?

No.

AMP only offers listing preparation and contract-to-close services.

It can be messy and confusing for someone besides an agent to schedule tours, especially when showings need to be rearranged at the last minute or in the middle of a tour. We believe the best level of customer service is achieved when agents set aside the time to schedule showing tours around clients' needs and their own schedule.

Does AMP offer runner services?

Yes.

Most services are performed on the fly at no additional cost, as transaction circumstances require. However, if you are in need of one-time assistance outside of a transaction-related matter, our runner may be able to assist for $15 per hour. What am I (the agent) responsible for during a transaction?

Anything that requires a license falls under your jurisdiction as the agent, including all fiduciary duties (loyalty, obedience, confidentiality, reasonable care, and diligence). Below is a more specific outline.

When will my file be processed?

As long as all required items* have been provided, you can expect your file to be processed within 24 hours.**

*You can find a list of required items on the Submissions page.

**In the rare case that AMP is not able to complete file processing within 24 hours, you (the agent) will be notified of the adjusted timeframe. An email will also be sent to the loan officer and title company with the contract documents, to prevent underwriting delays.

Does AMP charge for cancellations?

Great question! The short explanation is...

Yes. AMP is required by law to charge for both closings and cancellations.


The long version is...

Utah regulations are tricky. The Utah Division of Real Estate rule R162-2f-401g(3) requires that a licensed assistant be paid a predetermined rate that is not contingent upon a closing.

In other words, Utah law requires that AMP charges for work performed.

For that reason, a $150 cancellation fee is charged if cancellation occurs more than 14 days from closing; $250 for cancellations more than 7 days from closing; the full fee is charged if cancellation occurs less than 7 days from closing.

Just like photographers, stagers, inspectors, and other contractors, AMP payment is required regardless of whether a transaction closes.
