Welcome! We are your hosts, Vince & Isla. We've carefully curated this welcome book to answer any questions you may have during your stay as well as some helpful hints to make sure you have an enjoyable and memorable stay.

You'll find everything you need to know about our place and the surrounding area. From check-in/check-out time to the WiFi code. From great coffee to the best local restaurants. It's all here.

Our Philosophy

You want to have a wonderful stay and we want that for you too. This is your home for however long you are staying and we hope you'll be relaxed, comfortable and happy. We strive for 5-star service. If there is anything that is not up to your standards in terms of cleanliness, amenities, or anything else, please reach out and give us a chance to make things right. If you don’t tell us, we won’t know. We want to make your stay with us is an enjoyable one.

Don't forget to bring:

Here's a basic list of what you might want to bring on your vacation. You'll no doubt have your own needs, but we thought this might be helpful, knowing what we do about the amenities in this home!

Streaming Devices: Roku Stick, Amazon Fire TV Stick, Chromecast, Apple Tv, anything you use at home to stream TV. All of our TV's are "Smart" streaming TVs.

You got an assigned park spot, yours is #1004.

There's also Free street parking where available. Please answer the questions regarding your car model and year. Limit yourself to one car per unit.

building access

Address: 3212 N. 70th St, Downtown. It's Unit 1004. Use the access key code you'll find in the guidebook 3 hours prior to check-in. If you cannot find the access key code message, please contact us prior to arrival.

Keypad

To lock the property from the outside, close the door (make sure the bolt is in line with the door frame hole) and press the logo key. This will engage the bolt and lock the unit. If it is not engaging you may need to either pull the door towards you or push it away to align the bolt. Weather stripping, and/or fluctuations in temperature may cause the wood door frame to shift so be aware.

Entry code and instructions

We will provide you with an access key code the afternoon prior to arrival. This will allow you to check yourself into the property. Please ensure you have the code before you travel. If not, please contact us. There's nothing worse than arriving somewhere new (potentially at night) and not being able to get in!

LAUNDRY

This unit is equiped with Washer and Dryer inside the unit.

hEATING / Air conditioner

This unit is equiped with A/C Heat & Cool inside the unit, and ceiling fans in both bedrooms

SWIMMING POOL & hot tub

We have a swimming pool available for your use. No glass is permitted within the pool area. Please also pay special attention to the safety rules which are located all around the pool.

There is a Hot tub Located in the STAVROS complex available ONLY FOR GUESTS please read safety rules which are located all around pool area.

Please clean your feet before entering the hot tub, thank you.

Also, there is a gas BBQ, please use it carefully gas could be dangerous for kids.

Please keep track of the key for the pool and gym. Make sure to leave it inside the unit once you check out. The building charges $ 250 for the key replacement.

The emergency pool switch is to be used only in case of an emergency, and we kindly request that you refrain from pushing it unless it is absolutely necessary. Please make sure not to leave the pool gate propped open and not to shut off the emergency pool switch.

gym

We have a Gym available for your use. To enter please use the Gym key, which will be located on the lockbox. Please do not share it with anyone and do not lose it!

In case of losing keys an extra charge will be made.

Please do not take any elements from the gym to the room, GYM elements MUST be kept there.

garbage bins

You may find the garbage bins in the parking lot near the Stavros Building.

There is free Wi-Fi for your use.

Streaming tv

The TV is a streaming TV. Please be sure to bring any streaming device for your ease of use (Roku Stick, Amazon TV Fire Stick, etc.) You may sign into any streaming channel of your choice by using your login credentials (e.g. Netflix, HBO GO, etc.) Be sure to sign out of your account upon departure.

Safety Info and Rules

We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to a minimum.

Breakages

We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to know prior to your departure to avoid any issues later. Thank you!

Smoking Policy

This is a smoke-free home, including the outside area surrounding property. No smoking of any substance including vaping.

Pets

We love animals! Be sure to declare your pet prior to arrival. This includes service animals! This property is shared with other pets as well as children and it could prove to be a safety issue if you do not declare your service animal. Pets are subject to a pet fee, which is stated in your Airbnb rules. We'll request payment prior to your arrival. Here are our house rules regarding pets:

No pets allowed on the furniture. If you choose you may bring pet blankets to allow them up for cuddles
Pets must never be left alone in the unit unattended unless crated and non-barking.
Pets must be leashed while outside of the unit and on the property
Pick up after your pet!

IMPORTANT * While we look forward to all of our guests having a comfortable and enjoyable stay, we, unfortunately, feel it necessary, based on years of experience, to list the following in order to meet all expectations and avoid unnecessary situations caused by a small fraction of troublesome Guests/Users.

* Find below our Additional House Rules*

- Absolutely no parties, gatherings, or undeclared guests allowed. Reservation will be canceled if this policy is violated.

- Please pick up after yourself. Additional cleaning fees will apply for additional cleaning.

- No tampering, disabling of smoke detectors or smoking inside the home. Violation of the policy will incur a $200 fee.

- Please eat in the dining areas to prevent damage and staining of the living room seating and or bedding.

- Quiet hours are strictly observed overnight from 22:00 to 08:00 (10 PM - 8 AM). Please respect our neighbors and their quiet enjoyment rights. Reservation will be canceled if this policy is violated.

-We keep the floors super clean and tidy so we'd appreciate it if you can take your shoes off when inside.

- Pets must be disclosed at the time of booking. Pet fees will be requested via the booking platform prior to arrival. Per state law, we ask you to keep your pet(s) leashed and curbed. Pets are not allowed to urinate in the building common areas. We are pet-friendly owners and ask you to use a pet blanket if allowing your pet on our furniture. Pet hair found on the furniture/bedding will incur an additional cleaning fee as invoiced by our cleaners.

- Pets are never to be left inside the property unattended unless crated and non-barking.

- Do NOT unplug anything that is plugged in. There is a reason for that and we will be notified if any systems come offline. Please ask if you need to unplug something. There is a $150 associated with resetting systems by maintenance.

- We provide black washcloths for makeup removal so the white towels are not stained. There is a $20 fee for every damaged/stained towel.

- Checkout time is strictly enforced. If you do not have written approval on Airbnb messaging and you do not checkout on time you will be charged $20 for every 15 minutes past the official checkout time. Thank you for respecting our house rules. We look forward to hosting you!

Arrival and check-in

Early Check-in:

Request no later than 48 hours from check-in time. Availability to accommodate depends on our housekeepers schedule. Again, we cannot assure an early arrival until you receive confirmation from us.

PLANTS

If there are plants inside your unit, and you are staying longer than 5 days,

we kindly ask you to water them a bit during your stay.

Departure information

Check-out Time

Check-out time is strictly 10am on.

Late Check-out: Request no later than 24 hours from check-out time. Availability to accommodate depends on our housekeeper's schedule. We will definitely do our best to accommodate your request!

Check-out Process

Before your departure, we would appreciate if you would take care of the following:

Leave the beds unmade. No need to strip them.
Place used towels on the floor in the bathroom.
Load the dishwasher and start it.
Move all furniture and items back to original locations.
Set thermostat to 78F.
Check all windows to be sure that they are locked.
If your unit had any kind of physical key, please leave the key inside the unit

wHAT TO DO IN AN EMEREGENCY

For emergency services (ambulance, police, fire) please immediately call 911. Do not delay if you feel an emergency situation has arisen. State your location as the address on the front page of this book.

In case of a fire

Exit the property as quickly as possible
Ensure that all persons are accounted for
Dial 911
State your location

Do not attempt to re-enter the building until a Fire Officer states that it is safe to do so.
