Welcome! We are your hosts, Vince & Isla. We've carefully curated this welcome book to answer any questions you may have during your stay as well as some helpful hints to make sure you have an enjoyable and memorable stay.

Our Philosophy
You want to have a wonderful stay and we want that for you too. This is your home for however long you are staying and we hope you'll be relaxed, comfortable and happy. We strive for 5-star service. If there is anything that is not up to your standards in terms of cleanliness, amenities, or anything else, please reach out and give us a chance to make things right. If you don’t tell us, we won’t know. We want to make your stay with us is an enjoyable one.

Remember, the weather person is the only one who can be wrong and still keep their job. We like to say "there is no such thing as bad weather, just inappropriate clothing".

Locate your unit which is #200, then enter the code provided.
There is no standard "key" for the apartment - it's all managed by the unique 4 digit code entered into the keypad on the lock.
Your personal access code for the unit will be provided to you. When locking and unlocking the door, gently PULL the door towards you until the green checkmark on the key-pad flashes. To lock the door, press the "Lock" symbol at the bottom right of the keypad lock. You should hear the door lock & a green check-mark should appear.

Enjoy the shared pool and hot tub! Please note:
Access to the pool area requires a dedicated FOB, which will be provided to you upon check-in. Do not share this FOB with anyone outside your rental party.
Amenities are for the exclusive use of our residents and their guests. Guests must be accompanied by a Resident.
A maximum of two (2) guests per resident is permitted, unless explicit permission is granted by the office.
Glass containers are strictly prohibited in the pool area. Any resident found with glass will incur a $100 fine.
Persons under the age of 14 must be accompanied by a parent or guardian at all times.
The use of bubbles, bath fizzes/bombs, or any other chemicals in the pool or spa is prohibited. Any violation will result in fines to cover any necessary equipment repairs.
Candles, torches, and similar items are not allowed in the pool or spa area.
Pets are not permitted in the pool area and/or fitness center at any time.
Please respect the pool area and its surroundings. Do not damage or deface any property, including poolside plants and decorations.
Please keep track of the FOB for the pool. Make sure to leave it inside the unit once you check out. The building charges $ 250 for the FOB replacement.
Violation of any of these rules will incur a $100 fine per incident.

The service is provided for your enjoyment but you are responsible for safe and appropriate use and complying with all laws. If there is any loss of service please contact us.
The TV is a streaming TV. Please be sure to bring any streaming device for your ease of use (Roku Stick, Amazon TV Fire Stick, etc.) You may sign into any streaming channel of your choice by using your login credentials (e.g. Netflix, HBO GO, etc.) Be sure to sign out of your account upon departure.

We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to a minimum.
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to know prior to your departure to avoid any issues later. Thank you!
This is a smoke-free home, including the outside area surrounding property. No smoking of any substance including vaping. This is a SMOKE FREE COMMUNITY. If caught, you may be subject to $100 fine and legal fees
We love animals! Be sure to declare your pet prior to arrival. Pets are welcomed and must be registered with the Leasing Office. Ask us about breed restrictions.
This includes service animals! This property is shared with other pets as well as children and it could prove to be a safety issue if you do not declare your service animal. Pets are subject to a pet fee, which is stated in your Airbnb rules. We'll request payment prior to your arrival. Here are our house rules regarding pets:
Pets are not permitted in the pool area and/or fitness center at any time.
No pets allowed on the furniture. If you choose you may bring pet blankets to allow them up for cuddles
Pets must never be left alone in the unit unattended unless crated and non-barking.
Pets must be leashed while outside of the unit and on the property
Pick up after your pet! A fine will apply for pet waste that is not disposed of properly (see pet addendum).
Resident shall not permit their pet(s) to disturb any neighboring residents.
Residents are fully responsible for cleaning up after their pets. Any resident found failing to do so will incur a $250 fine per occurrence. After the third violation, management reserves the right to revoke the pet’s permission to remain on the property.
IMPORTANT Additional Rules
- No parties are allowed in this property (no exceptions).
- We'd appreciate it if you can take your shoes off when inside.
- No tampering or disabling of smoke detectors or smoking inside the home.
- Quiet hours go from 22:00 to 8:00 (10 pm - 8 am).
- If you're bringing a pet, please disclose at the time of booking. Pet fees will be requested via the booking platform prior to arrival. The pet fee is $15 per pet per day. 2 PET PER RESERVATION MAX. Per state law, we ask you to keep your pet(s) leashed and curbed. Pets are not allowed to urinate in the building common areas. We are pet-friendly owners and ask you to use a pet blanket if allowing your pet on our furniture. Pet hair found on the furniture/bedding will incur an additional cleaning fee as invoiced by our cleaners. Pets are never to be left inside the property unattended unless crated and non-barking.
- Residents are fully responsible for cleaning up after their pets. Any resident found failing to do so will incur a $250 fine per occurrence. After the third violation, management reserves the right to revoke the pet’s permission to remain on the property.
- We have provided black washcloths for makeup removal to avoid stains our white towels, so please remember to use those.
- If anything breaks, spills, or stains, let us know as soon as possible. We'll take a look and help clean up. Upon assessment, guests may be responsible for damages.
- Checkout time is strictly enforced. If you would like an early check in or late check out, you must request it through the platform and it won’t always be possible.
- This is a SMOKE FREE COMMUNITY. If caught, you may be subject to $100 fine and legal fees
- Community quiet times are between the hours at 10:00 PM and 8:00 AM.
- Yards patios, and front doorways are not to be used for storage under any circumstances.
- Window coverings are permitted; however, all vertical or horizontal blinds must be visible from the outside.

Request no later than 48 hours from check-in time. Availability to accommodate depends on our housekeepers schedule. Again, we cannot assure an early arrival until you receive confirmation from us.
Check-out time is strictly 10am on.
Late Check-out: Request no later than 24 hours from check-out time. Availability to accommodate depends on our housekeeper's schedule. We will definitely do our best to accommodate your request!
Before your departure, we would appreciate if you would take care of the following:
Leave the beds unmade. No need to strip them.
Place used towels on the floor in the bathroom.
Load the dishwasher and start it.
Move all furniture and items back to original locations.
Set thermostat to 78F.
Check all windows to be sure that they are locked.
If your unit had any kind of physical key, please leave the key inside the unit
