Our Philosophy
You want to have a wonderful stay and we want that for you too. This is your home for however long you are staying and we hope you'll be relaxed, comfortable and happy. We strive for 5-star service. If there is anything that is not up to your standards in terms of cleanliness, amenities, or anything else, please reach out and give us a chance to make things right. If you don’t tell us, we won’t know. We want to make your stay with us is an enjoyable one.

To make your stay as comfortable as possible we provide the following for your use:

Remember, the weather person is the only one who can be wrong and still keep their job. We like to say "there is no such thing as bad weather, just inappropriate clothing".
Street parking only. It is a densely populated residential area and parking may be difficult. Please pay attention to all signs and restrictions. Please do not block any driveways.

There is no standard "key" for the apartment - it's all managed by the unique 4 digit code entered into the keypad on the lock.

Your personal access code for the unit will be provided to you. When locking and unlocking the door, gently PULL the door towards you until the green checkmark on the key-pad flashes. To lock the door, press the "Lock" symbol at the bottom right of the keypad lock. You should hear the door lock & a green check-mark should appear.

Black garbage bins are located on each floor if you need to empty the garbage from your unit. Recycling is located in the kitchen. Please refer to the recycling guide for reference. The city of Seattle requires everyone to recycle and issues fines for not properly sorting. Thanks!

The TV is a streaming TV. Please be sure to bring any streaming device for your ease of use (Roku Stick, Amazon TV Fire Stick, etc.) You may sign into any streaming channel of your choice by using your login credentials (e.g. Netflix, HBO GO, etc.) Be sure to sign out of your account upon departure.
Restaurants, Bars and Coffee Shops
The heart of Queen Anne’s restaurant scene is on Queen Anne Ave North. This is the main road leading into the Queen Anne neighborhood from downtown and has about a mixture of about 30 restaurants, bakeries, bars, and cafes in a half-mile stretch. Near the northern end, you’ll find four of our favorite neighborhood restaurants tightly clustered into a single block.

Things to do
The Space Needle
While the walk to the Space Needle is strenuous due to Queen Anne’s hilly terrain, it is incredibly rewarding. The Space Needle is one of the top tourist attractions in Seattle and offers a 520-feet observation deck that features 360-degree views of Seattle and some of Pacific Northwest’s natural landmarks.
The Space Needle also features an inexpensive monorail that connects directly to Downtown Seattle’s shopping district.
Seattle Center
The Seattle Center is a hub for entertainment and arts in Seattle, with over 30 cultural and educational attractions. For example, in Lower Queen Anne, you’ll find Memorial Stadium, the Seattle Opera, the Pacific Science Center, the Museum of Pop Culture, and the Seattle Children’s Theatre. Many of the buildings at the Seattle Center were reused from when Seattle hosted the 1962 World’s Fair, producing a very unique mid-century aesthetic.

We highly recommend the following Bars and coffee shops to visit during your stay.
Sabine - Quaint cafe with outdoor seating. Delicious food, coffee, and wine. One of our favorites. You'll find many amazing places to eat and drink all along Ballard Ave NW.
Excellent Coffee Shops - Ballard Coffee Works, Woodland Coffee, and Biscuit and Bean (fresh biscuits and vanilla syrup!)
Within 5 blocks of the townhome you'll find: Stoup Brewing, Urban Family Brewing Co, Reuben's Brews, Lucky Envelope, and Fair Isle Brewing
San Fermo - Amazing Italian restaurant set in a romantic antique cottage. Highly recommend for a romantic dinner. Reservations highly suggested. Also located on Ballard Ave NW
Brimmer & Heeltap - Delicious food located on NW Market Street
Great Notion - Great environment to enjoy a local beer
Pono Ranch - Funky space with a fun atmosphere to enjoy a drink.
Top Pot Doughnuts - Great doughnut shop.
We highly recommend strolling along NW Market Street and Ballard Ave NW and seeing what Ballard has to offer. There are so many great places to experience!.
Grocery - Ballard
Ballard Market - Fantastic grocery store with a good prepared foods section, wine, beer, and a sushi bar. Located a few blocks south at 1400 NW 56th St, Seattle, WA 98107
Target - Located a few blocks south across the street from Ballard Market.
Fred Meyer - Has almost everything. Groceries, clothes, kitchen wares, etc.
Trader Joe's - Snacks, snacks, and more snacks. Extensive and delicious frozen food section. Great stop for picking up small items for a short stay.

Helpful information about Downtown Seattle:
Shiro's - Each chef at Shiros is a recognized as a sushi master in their own right with a deep understanding of “Edomae”, the sushi preparation method of original founder, Shiro Kashiba.
Shaker + Spear - is like eating inside a Crate & Barrel catalogue, aesthetically gorgeous with a touch of boujee. The food is phenom too!
Rocco’s - Best pizza in Belltown area
Fulcrum Café - One of Seattle’s most esteemed roasters is run by fifth-generation Costa Rican coffee farmer Blas Aflaro. Fulcrum’s Belltown cafe is modern and welcoming, and delivers on the high standards set for quality coffee.
Monorail Espresso - Credited with being the nation’s first espresso cart, Monorail Espresso should be on the radar for any Seattle coffee devotee. Its original incarnation — a coffee cart (stationed by the entrance of the downtown monorail) made with parts from a Boeing surplus shuttle cart in 1980 — eventually transitioned into a walk-up window at Fifth Avenue and Pike Street.
We are located in a residential community and, although this is a holiday destination, it's home to many people. As such we ask that you respect their privacy and their right to a peaceful existence! Specifically, between the hours of 10pm and 8am noise should be kept to a minimum.
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to know prior to your departure to avoid any issues later. Thank you!
This is a smoke-free home, including the outside area surrounding property. No smoking of any substance including vaping.
We love animals! Be sure to declare your pet prior to arrival. This includes service animals! This property is shared with other pets as well as children and it could prove to be a safety issue if you do not declare your service animal. Pets are subject to a pet fee, which is stated in your Airbnb rules. We'll request payment prior to your arrival. Here are our house rules regarding pets:
No pets allowed on the furniture. If you choose you may bring pet blankets to allow them up for cuddles
Pets must never be left alone in the unit unattended unless crated and non-barking.
Pets must be leashed while outside of the unit and on the property
Pick up after your pet!

IMPORTANT Additional Rules
- No parties are allowed in this property (no exceptions).
- We'd appreciate it if you can take your shoes off when inside.
- No tampering or disabling of smoke detectors or smoking inside the home.
- Quiet hours go from 22:00 to 8:00 (10 pm - 8 am).
- If you're bringing a pet, please disclose at the time of booking. Pet fees will be requested via the booking platform prior to arrival. The pet fee is $15 per pet per day. 2 PET PER RESERVATION MAX. Per state law, we ask you to keep your pet(s) leashed and curbed. Pets are not allowed to urinate in the building common areas. We are pet-friendly owners and ask you to use a pet blanket if allowing your pet on our furniture. Pet hair found on the furniture/bedding will incur an additional cleaning fee as invoiced by our cleaners. Pets are never to be left inside the property unattended unless crated and non-barking.
- We have provided black washcloths for makeup removal to avoid stains our white towels, so please remember to use those.
- If anything breaks, spills, or stains, let us know as soon as possible. We'll take a look and help clean up. Upon assessment, guests may be responsible for damages.
- Checkout time is strictly enforced. If you would like an early check in or late check out, you must request it through the platform and it won’t always be possible.
- We kindly ask that only water be disposed of in the kitchen and bathroom sinks. While we understand accidents can happen, avoiding the disposal of other substances in these sinks helps us ensure smooth operations and keeps our plumbing in top condition for your comfort.

Before your departure, we would appreciate if you would take care of the following:
Leave the beds unmade. No need to strip them.
Place used towels on the floor in the bathroom.
Move all furniture and items back to original locations.
Set thermostat to 78F.
Check all windows to be sure that they are locked.
If your unit had any kind of physical key, please leave the key inside the unit
We kindly request to take a moment before you check out to gather any kitchen utensils or equipment you may have used during your stay and return them to the kitchen to wash them. Also, please make sure to take or dispose of any food items you brought with you and stored in the refrigerator.
