The villages of The Villages, FL

The Villages is a census-designated place from central Florida that covers an area of over 20,000 acres. This is a master-planned community that has 12 districts each having several villages. It is impossible to say exactly how many villages there are in The Villages because as soon as the construction of a new village is finished, two more villages are in the planning process. The community is constantly developing and so, the number of villages always changes. 

At the moment there are approximately 78 villages in The Villages, FL but as the number is growing we can not vouch for it. The size of the village is not set in stone. There are some villages with only 100 homes while the largest, Duval village, has 1,550 rooftops. The total number of homes is somewhere between 46,000 and 56,000. 

The reason why we keep mentioning that The Villages is rapidly growing is because of the number of sales per month. For new homes, every month, there are between 200 and 250 sold as well as 200 pre-owned houses being sold every month. So that brings us to a total of 400-450 homes sold every month. With such a big demand it’s no wonder that The Villages is still growing. Especially since the yearly growth in population is of approximately 4,500 residents. To say that The Villages is a great place to live might be an understatement. It might not be for everyone but most can overlook the few negatives of this community.

The Villages Districts

District 1

The first district in The Villages covers an area of roughly 1000 acres and is located in the northeast corner of Sumter County. With Morse Boulevard passing through it there are around 3,420 homes in its 8 neighborhoods.

District 2

There are about 990 acres in The Villages’ second district and this one is also located in the northeast corner of Sumter County. Starting at the edge of Morse Boulevard it has El Camino Real road passing through it and around 3,668 homes in its 5 neighborhoods.

District 3 

With approximately 895 acres the third district in The Villages is located in the northeast corner of Sumter County as well. Its 3,762 homes are divided in 4 neighborhoods bordered on each side by Buena Vista Boulevard and County Road 101.

District 4 

Covering somewhere around 1,250 acres District 4 is the only one located in the southern portion of Marion County. There are 8 neighborhoods here with around 5,432 homes in total and Buena Vista Boulevard passes through it.

District 5 

Similar to the third district, District 5 is located in the northeast corner of Sumter County while covering approximately 1,400 acres. The 6,399 homes within this district are divided into 9 neighborhoods south of County Road 466 with Buena Vista Boulevard intersecting Country Road 466.

District 6 

With around 1,500 acres the sixth district is in the northeast corner of Sumter County. With 6,677 homes this district is divided into 11 neighborhoods south of County Road 466 just where Morse Boulevard connects with 466.

District 7 

Almost covering 1000 acres the seventh district is located in the northeast corner of Sumter County. There are 4,765 homes in its 4 neighborhoods south of County Road 466, between Morse and Buena Vista Boulevards.

District 8

Consisting roughly 1,100 acres The Villages eight district is located in the northeast corner of Sumter County. There are 7 neighborhoods with 5,140 homes in total which is south of County Road 466 and north of County Road 466A.

District 9 

There are around 1,300 acres in the ninth district of The Villages and its location is in the northeast corner of Sumter County. There are 5,409 homes divided into 6 neighborhoods south of County Road 466A.

District 10 

With approximately 1,590 acres in total the tenth district in The Villages is located in the northeast corner of Sumter County. There are 10 neighborhoods with 6,639 homes in total on the northside of State Road 44 between Morse and Buena Vista Boulevards.

District 11 

With about 690 acres The Villages eleventh district is the smallest in size and it is the only one located in Lake County. There are 2,055 homes in its 2 neighborhoods south of County Road 466A with Moyer Loop looping through them.

District 12 

Covering an area of approximately 1,490 acres the eleventh district in The VIllages is located also in Sumter County as are most of them. There are 2,490 homes in its 7 neighborhoods south of State Road 44.

Different types of villages?

Yes. The Villages is spread across 3 counties in Florida - Lake, Sumter and Marion - but the majority is in Sumter County. The Villages don’t have many differences between the neighborhoods themselves, but we will cover some types based on their location and their proximity to the best amenities.

The Village of Duval

If you want to be in the heart of everything in The Villages, then the village of Duval is right there. With only a 15 or 25 minute ride by golf cart to the three town squares in The Villages it’s in the middle of the community’s entertainment centers. Close to Allamanda Pool & Recreation Center this village is perfectly located for those residents who want to enjoy as many activities as possible. It is located in District 7 in Sumter County south of County Road 466. There are 51 golf holes available only 5 minutes away by golf cart within the golf courses in the Village of Duval, 5 swimming pools in the area that include a family pool and a sports pool. It is one of the quietest neighborhoods and the residents who live here are loving this place so much that many of them even bought a second home here in The Villages.

Orange Blossom Gardens Village

Located in Lake County, this village is perfectly positioned for residents to enjoy a great Country Club that features the only swimming pool with the most amazing water fountain. Orange Blossom Gardens is also in close proximity to the Spanish Springs where you can do all the shopping, dining and entertainment that your heart desires. With openings towards both Paradise Lake and Golfview Lake Park this village is not far from Paradise, that is Paradise Regional Pool and Recreation Center. Here there is less traffic than in other villages and there is a more mature landscaping. The neighbors that live here make it feel like one big family and it’s also the least restrictive village available in The Villages. It allows the residents to use their creativity and color in order to leave their own personal touch on the home of their golden years.

Briar Meadow Village

This is the village for those who want the best golfing experiences. Briar Meadow is located in the same place as one of the best golf courses in The Villages. If you’re an active adult who wants to socialize with friendly neighbors while enjoying a game of golf, this is the village for you. 

Located in District 4 and a part of Marion Countyl you can find professional golf courses. A few minutes away from the Nancy Lopez Legacy Golf & Country Club you can enjoy a great summer day in the pool next to Oasis Burger Grill. Food, sports, amazing amenities all within a 5 minute walk along the cart trails. There are ponds all around the golf course perfect for those tricky shots that make the difference between a beginner and a pro as well as sandy holes to really test your abilities.

Pennecamp Village

Very close to Lake Miona, here the residents can relax and enjoy the quiet while at the same time being close to the best amenities The Villages can offer in District 8. The Pennecamp Pool is right in the middle of it, maybe right outside your house, a great dining place, Cane Garden Country Club, is right up the road next to another pool - Hibiscus Pool & Recreation Center - and there are golf courses whichever way you go on your golf cart. There are mature landscapes of old oaks that start at the Country Club and end towards Lake Miona. Dreaming of a place like this for your retirement can very well make it a reality if you know where to look.
