Detailed zoning changes related to the Comp Plan will be available in the fall of 2024 but city planners have indicated proposals to increase the height of buildings along and within 800 feet of "frequent transit corridors" like the #5 bus along Greenwood/Phinney to encourage construction of 4-6 story apartments. On left side is image from a city presentation showing these new zones. See larger image here https://sites.google.com/a/phinneyridgecc.org/www/nc-ftc-zoning-changes

Phinney and Green Lake Community Councils co-hosted a ZOOM meeting with City Planners about the One Seattle Comprehensive Plan and changes proposed for zoning and land use regulations in our neighborhoods. Use the link above to hear a recording of the meeting. Many questions emerged about the new 'Neighborhood Centers' mapped at 65th/Phinney and in Tangletown. Other questions were varied but touched on the liklihood of property tax increases as a result of allowing buildings up to 5 and 6 stories in the new Neighborhood Centers. Questions concerned how zoning regulations will change as a result of the state legislature passing HB1110 last year that allows between 4 and 6 units on every residentially zoned lot (i.e., the former Single Family zones now called NR zones.)
See Map of expanded Urban Centers and Neighborhood Centers in District 6 on the Seattle Comp Plan Update Info page. This includes proposed center at 65th/Phinney, Tangletown and the Winona area near Green Lake. Community members raised questions about the appropriateness of these locations for increased density.
