Application Procedures & Qualifying Criteria

Applications will not be processed without the following items completed & turned in to Nixon Rentals:

  • Applicant has viewed the Property

  • Application(s) completed and signed

  • Application Fee Paid ($50.00 Non-refundable)

  • Valid Government Issued Photo ID

  • Rental Application Procedures and Qualifying Criteria are Signed & Returned

  • Income Verification Provided

Application Procedures

  1. Applicants must have physically viewed the property prior to submitting application.

  2. All applicants, 18 years of age and older, must complete a rental application from Nixon Rentals.

  3. Each adult (18 and older) must complete an application. All persons 18 or older must be lease signers, except with proof of student status by children 18 or older who live with parents.

  4. There is a $50.00 Non-refundable application fee per household.

  • All Applicants must have a valid social security number and Government Issued ID.

  1. A non-refundable application fee of $50.00 is payable to Nixon Real Estate & Rentals and is due at the time the application is submitted for consideration.

  2. Once a completed application is received on a property, we will stop showing the property. If the application falls through, we will restart property showings and process the next application in line.

  3. Applicants are informed of their approval/denial typically within 5-7 business days (but could take longer during peak times).

  4. Security Deposit along with Pet Deposit (if applicable) is due within 1 business day of application acceptance to secure the property.

  5. Lease must be signed within 14 days and rent paid at the time of Lease signing. The Lease cannot be signed without the security deposit and required rent paid. Keys are issued once the lease has been signed.

Verification

  1. Applicant(s) must earn three times the rent in Verifiable, gross monthly income.

  • Income must be verified through pay stubs or employers written confirmation.

  • Self-employed, income must be verified through a CPA prepared financial statement or most recent tax return.

  1. Applicant is responsible for providing us with information, including the name, address, and phone number(s) of current Landlord.

  2. A criminal background check will be conducted on each applicant.

  • Criminal backgrounds that include Sex Offenses, Violent Crimes, Domestic Violence and/or involving the Possession of Weapons will automatically be declined.

  1. A credit check will be conducted on each applicant.

  • Having any unresolved passed due debts could result in denial of application until the issue is resolved to our satisfaction and proof of resolution is provided. A Foreclosure or Bankruptcy less than two years old could result in an additional deposit. An Open Bankruptcy could result in an automatic decline.

Pet Requirements

  • Not all properties allow pets.

  • You must verify that the property you are applying for does allow a pet prior to making application.

  • Ferrets, reptiles or rodents of any kind are NOT permitted as pets.

  • Fish tanks & aquariums greater than 10-gallon capacity are not permitted.

  • Keeping an unauthorized pet in a rented property is in violation of the lease agreement.

  • You could be fined a $500.00 fine plus $25.00 per day charge per pet for each day the unauthorized pet remains on the premises.

Additional Application Information

Occupancy Limit is 2 persons per bedroom.

Rental application processing typically takes 3-5 business days but can take longer during a peak time.

Must take possession of rented property within 14 days of approval.

No businesses are permitted to be run from the property.

No Co-Signers are permitted.

Grounds for Denial of Application(s)

  • Failure to meet any stated criteria under the "Verification" Section.

  • Failure to provided accurate or complete information on the application form.

  • Failing to give proper notice when vacating your current property.

    • Previous Rental History - If previous landlord(s) would be unwilling to rent to you again for reasons pertaining to your behavior; your family's, guests, or other invitees; your pets; or others allowed on the property during tenancy.

  • Unpaid collection filed against you by a Property Management Company or previous Landlord.

  • Poor Credit History - Collections, Delinquent Accounts/Late Pays, Recent Repossession or Bankruptcy, etc.

    • Criminal History

  • Current Income Inadequate or Not Verifiable

When you have viewed the available rental properties and have chosen a home that fits your needs, it's time to fill out an application form. Please click the link below to open and print the application set. You may also receive an application form from a rental team member. When you complete the application, please return it to a rental team member with your $50.00 Non-refundable Application Fee. We do not accept Credit or Debit Cards for Application Fees.
