AUTHORITY TO SELL

NON-EXCLUSIVE AUTHORITY TO SELL

The undersigned Owner/Seller hereby grant VMV REALTY, a licensed Broker with Licensed No. CAV-1008-08 (N) , the non-exclusive right and authority to find a Buyer for the property described below at the price, terms, and conditions accep- table to the Owner/Seller for a period until the property above mentioned is sold by VMV REALTY

EXPENSES All maintenance, utility accounts and real estate taxes up to the date of consummation of the sale shall be for the account of the SELLER;

: Capital gains tax and withholding tax or value added tax (VAT) shall be for the account of the SELLER;

: Documentary stamps to be affixed on the deed of absolute sale, registration and transfer fees, legal, notarial and other incidental expenses shall be for the account of the BUYER;

PROFESSIONAL FEE : In the event of a consummated sale by marketing efforts of VMV REALTY , a professional fee (commission) equivalent to FIVE PERCENT (5%) based on the amount of the agreed consummated contract net of Value Added Tax shall be given to the later.

PERIOD The period of this non-exclusive authority to sell shall be until the property above mentioned is sold by VMV REALTY.

REMARKS That not withstanding the revocation of this Authority, you shall still be entitled to your professional fee (commission) in case your buyer/s whom you previously registered with us buys the above property.

: It is also understood that during the term of this Authority, all transactions

regarding the sale of the above property to your buyer/s shall be coursed through

you exclusively.

: In case any earnest money or option money shall be forfeited through fault of the buyer, the same shall be divided equally between us.

: I warrant that the undersigned has the valid and legal title to the property to be sold and holds VMV REALTY free from any liabilities to claim, suits of action against its sale.
