51A-4.702 Planned Development Regulations

We also discuss important terms as 'significant natural features' as they pertain to each site. This is not an official document. Significant 'environmental' features

Site analysis includes trees and 'any OTHER significant natural features.'

Significant Natural Features:

  • Flood plains
  • Water bodies
  • Creeks
  • Marshes
  • Drainage areas
  • Trees (near proposed construction activity)
  • Rock outcroppings
  • Important view corridors of scenic vistas and skylines
  • Any other (?)

Site analysis must show topography, significant natural features, easements, utility lines, all land uses, existing structures, circulation routes with area map.

Environmental - Relating to the natural world and the impact of human activity on its condition. (Merriam-Webster)
