Concrete Maintanence

Many are unaware that Concrete requires maintenance. Without getting a good power washer 3000 - 3500 psi, degreasers and cleaning solutions, along with a Acrylic Seal Coat, your driveway will start to reflect issues of decay.

Normally what you will see first are small cracks and pitting of the concrete. This can start as soon as 1 year after new construction. There isn't any contractor out that will warranty these issue. The main cause is the use of Salt. Now if you use chemical salt you are ahead of the game. Chemical salt causes little to no damages to concrete or asphalt. Unfortunately, Streets Departments of your municipality or sub contractor will use rock salt as it is cheaper and easier to obtain in large qualities. Your tires or shoes, pick up the rock salt then it is left on the concrete causing it to eat through as the salt is broken down over a short period of time.

If these small damages are left to alone and not treated, then you will have only more problems. Cracks will only get bigger, and even separate sections of your driveway, allowing the soil underneath to become weak and washed out, which the cause section to drop. These can become trip hazardous and will look bad. Mud Jacking is the only solution to repair this damages or new construction. The pitting which is normal started at a dime size little hole with the increase to a larger size, which then causes chipping of the concrete (picture 1-3).

Then we apply an Acrylic sealer that has a 4 year warranty. So this process is only done every 4 years.

Now if you driveway has some pitting and light cracks, those areas can be filled in, before we apply the seal coat, but if there is too much damages, it's best to start over with new construction.

Repairs are extra, as filling in cracks, pitting holes, and mud jacking to raise slabs. Normal cost start at $1 a sq inch, but can be lowered if there are multiple repairs.
