Section 6.5.3

Guarding

Staircases and landings shall have guarding to prevent accidents by falling. Guarding is required where the drop is more than 600mm at any point along the open sides of stairs and landings.

  • A maximum opening between balustrades and stair is 100mm.

  • Prior to installing balustrade or guarding, ensure it is fully decorated.

  • Provide the decorator with a frame to allow this to be completed off the floor.

  • All balustrades and guarding must be installed as per the design.

  • Ensure the guarding is continuous, straight and level. Decorated to a high standard and defect free.

  • Guarding height on a private stair or landing must be a minimum 900mm.

  • Communal stair guarding must be a minimum height of 900mm on the stairs and 1100mm on the landing.

  • Fixing of the guarding must be in accordance with the design and any alterations to be tested on site.

  • Ensure metal guarding and balustrades are fully decorated prior to installation.

  • All glass guarding’s must meet the minimum requirements within Part K of the Building Regulations.

  • Safety glass must be used, and glazing must be stamped with the appropriate markings e.g. BS12150.
