Garage Roofs

Garages roofs shall satisfactorily resist the passage of rain and snow to the inside of the building, support applied loads and self-weight, transmit the loads to the walls safely without undue movement.

  • Wall plates of 100mm x 75mm installed level on a bed of mortar.

  • Wall plate straps install in accordance with the design, maximum 2m centres.

  • Fixing of screws into wall plugs with lowest fixing not more than 150mm from the bottom of the strap, a minimum of 3 fixings into the wall.

  • Roof bracing of 100mm x 25mm installed in accordance with the design.

  • Bracing fixed twice into every rafter.

  • Chevron bracing must be provided at ceiling level.

  • Lateral bracing must be in contact with the gable.

  • Alternatively, bracing can be fixed to the underside of the rafter fitted tightly to the gable.

  • Restraint straps should be provided in accordance with the design.

  • Returns to the restraint strap must be fixed twice into wall plugs at the gable.

  • Restraint straps provided at maximum 2m centres.

  • Party walls in garages must be taken to the underside of the roof covering.

  • Fire stopping must be installed fully over the separating wall.

  • Fire stopping provided between the top of the party wall and the under the underlay.

  • Fire stopping then provided between the roof battens and underside of the tiles.

  • Roof coverings installed to Chapter 7.2.12.

  • Small cuts to ridge tiles should be avoided – use 2 ridge tiles and cut them equally to the correct size.

  • Cuts must not be placed at the gables.
