How Did We Get Here?
In November, LA City Planning approved this project at 7556 to 7572 Woodlake Avenue:
"Construction, use and maintenance of a 332 unit, 5-story, 73 foot 2 inch in height, 187,902 square foot, 100% affordable senior citizen housing development reserving 66 units for Moderate Income Household occupancy and 265 units for Low Income Household occupancy for a period of 55 years. One on site Manager's unit will be provided. The project is providing 154 automobile parking spaces; 38 long-term and 19 short-term bicycle parking spaces; 28,800 square feet of open space; and 7220 square feet of landscaping. A minimum of 83 trees will be provided"
How Can You Help?

Several homeowners filed an appeal but only 4 were accepted- as only they met the rules for appealing. This is because their properties abut the Circle S Ranch or were a certain distance away from the property.
We would like to get as many people to attend as possible. Please consider attending the meeting because there is strength in numbers. If you are interested in speaking, there are "Requirements for Submission of Materials" on the last page of the attached flyer. The important parts are:
All Materials must have the Case number written on them. This is ADM-2024-5202-DB-PHP-VHCA-1A
For "Regular Submissions", all written materials, plans & exhibits must be received by the staff & commission email on this flyer: cpc@lacity.org and Laura.frazinsteele@lacity.org by the end of the business day Monday of the week prior to the week of the Commission meeting. I believe this would be Tuesday 2/18 as 2/17 is Presidents Day.
Secondary Submissions- all written materials & exhibits be received by the staff & commission email on this flyer: cpc@lacity.org and Laura.frazinsteele@lacity.org no later than 48 hours before the commission meeting and must not exceed 10 pages. Due 2/20/2025
If you choose to be a speaker. Remember, we will have limited time. Focus on the issues that the LA City Planning Commission and the LA City Attorney will have a problem with and show that the LA City Planning Commission errored in approving the plans originally back in November 2024.
Examples of problems with approving these plans to move forward with Development:
An Adverse Impact to the community by threating Public Safety. (1) Not creating a sidewalk that will line the property on Woodlake or Saticoy. (2) Not having plans for a Stop Light at the intersection of Saticoy & Woodlake (3) Only one entrance into the Development off Woodlake through a small 20 foot alley way (4) For potential residents only one way in and one way out through a small alley. Etc.
An Adverse Impact to the community by threating Public Health. (1) Digging up streets (2) Narrow Alleys (3) Not re-working sewer lines but adding 332 units to system. (4) Electrical issues. (5) Only two elevators for 332 Units, which can be 600-900+ people. Etc.
The Developer not following the deadlines. Application submitted 8/14/24, per AB 2334 Bonus Density Project which this Development falls under, the City has 30 days to respond, they did on 9/4/24. The Developer then had 30 days to complete application, the application was not complete till 11/18/24, 75 days after due date.
