Maryland Eviction Laws and Processes
In Maryland, if the court grants the landlord's Petition for Warrant of Restitution, the landlord may schedule an eviction with the Sheriff's Department and perform the eviction under supervision of the Sheriff's Department. Please note that in Baltimore City, the landlord must notify the tenant of the eviction date via mail at least fourteen (14) days prior to the eviction date and post the Notice of Eviction Date at least seven (7) days prior to the eviction date. The landlord must also maintain a certificate of mailing for the Notice and execute an Affidavit of Posting for the Notice. Local laws apply to the disposition of the tenant's personal property, upon execution of the Warrant.
