Below you will find the criteria we use for selecting potential residents.

Fair Housing Statement. We are a fair housing provider. We do not discriminate against persons on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, and sexual or affectional orientation. While not a criteria used to select or qualify candidates, communication coming from management during the application process and in daily operations will be in English. We welcome applicants/tenants who are not fluent in English and will happily make accommodation for translators, but it is the ultimately the resident's responsibility to find ways to ensure all communications are completely understood.
Application Requirements. Your application must be filled out completely and accurately. An incomplete application will be rejected or not processed. Any misstatements or omissions made on your application, whether or not discovered before you move into the building, is grounds for denial of an application or termination of an existing lease. Information must be legible and verifiable. If information given on the application cannot be checked out and verified, this is a reason for rejection. Omission of information on your application, such as an address or employer, may be grounds for rejection. If the application is not filled out in its entirety within 48 hours of receiving the link, it will be rejected.
Identification and Application Process. Every prospective resident over the age of 18 must submit to a background check and must provide a government-issued photo ID. A valid Social Security number will be required for the background check.
Housing History. Resident applicants must (a) have a minimum of three years of verifiable rental history, (b) currently be a renter, (c) have rented their current residence for a minimum of 12 months, and (d) this must be verifiable by an apartment/property owner or manager. Roommate references are not acceptable. Poor references from prior landlords may be grounds for rejection.
Eviction Filings. Unlawful detainers or evictions in the last 60 months will be a basis for rejection of an application.
Credit. A positive credit history is required. A minimum credit score that will be accepted is 670.
Income. Gross income from all sources must be 3x the amount of the monthly rent. This level of income must have been met consistently over the last 24 months. You must have worked for your current employer for at least 6 months.
Occupancy. Maximum number of residents is:
2-Bedroom Units: No more than 2 persons per bedroom and no more than 3 adults per unit.
3-Bedroom Units: No more than 2 persons per bedroom and no more than 4 adults per unit.
Criminal History. We will evaluate the criminal history based on convictions in terms of safety to the building and other residents. We will not accept any felony conviction for a violent crime or a drug offense within the last 7 years.
Business Relationship. The relationship between a landlord and tenant is a business relationship. A courteous and business-like attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, swears, is disrespectful, incommunicative, makes threats, has been drinking or doing drugs, is argumentative, or in general displays an attitude at the time of the unit showing and application process that causes management to believe we would not have a positive business relationship.
Animals. We are not accepting any animals on new leases.
Smoking. This is a smoke-free building. Smoking or vaping of any kind, including tobacco, marijuana, e-cigs, is not allowed inside the building / garage property.
