The Blue Rock Springs Project seeks to revitalize the Blue Rock Springs Golf Course located in Eastern Vallejo. The project would turn the current 36-hole golf course into a new 18-hole golf course created by Greg Norman, along with a new residential neighborhood consisting of 600 homes, community center, and other amenities.
This project is conceptual. During the City Council's 21 July 2020 meeting, staff noted that negotiations with Syar Industries are still underway as to allow development of the site.

During this meeting, city staff gave an update on the project.
Borges Ranch is a proposed 495 single-family unit development to be located west of I-80 and south of American Canyon Road over 122 acres. The project includes 407 single-family homes, 88 condominiums, 23 lots of open space, and an area for retail. The City is currently assisting New Faze Development with the civil engineering required to develop the land due to the steep hills and proximity to Summit Reservoir.
This project is currently undergoing the entitlement process.
Napa River Lodge is a proposed upscale hotel to be located at property owned by Tim Hiemstra at 913-915 Wilson Avenue. The two-story hotel would have 26 rooms, four of which would be dog-friendly. Additional amenities may include electric-vehicle chargers, solar panels, a trail, decks with views of the Napa River, and bike/kayak rentals.
This project is conceptual and is seeking permits.
The Nation's Giant Burgers located at 2525 Sonoma Boulevard has been approved for a remodel, which will improve the landscaping and the structure of both the interior and exterior. The project is located within the Sonoma Boulevard Specific Plan.
This project is approved.
CA Ventures seeks to build a 288-unit apartment complex on 13 acres at 5190 Sonoma Boulevard near the border of Vallejo and American Canyon.
This would be the city's first major multi-family housing development in over 10 years and would provide much needed housing, providing over 20% of the city's Regional Housing Needs Allocation (RHNA). The city is working with Caltrans for access to the site from SR 29 and to help make the area a walkable, mixed-use district in accordance to the city's general plan.
It is unknown at what stage is the project. The latest update states that the project is awaiting the completion of a DEIR (Draft Environmental Impact Report).
7-Eleven is an approved renovation to be located at 1300 Sonoma Boulevard. The project is within the Sonoma Boulevard Specific Plan area.
The project was approved by the Design Review Board during their July 11 2019 meeting.
201 Georgia Street is a proposed multifamily housing project located within the Downtown Vallejo Specific Plan. The parcel, which takes up about 0.725 acres, can potentially go up to 75 feet, although it is possible to increase the height to 85 feet should the Planning Department approve such a proposal. It is also possible that the project will have up to 78 units using density bonuses from AB 744.
This project is conceptual. The site is currently for sale.
