The North Village Specific Plan is a guiding document that outlines all future development in the North Village Specific Plan area in northern Vacaville between I-80 and I-505.
Included within the North Village Specific Plan area are a variety of housing densities (low, medium, and high), commercial and business spaces, the Vacaville campus of Solano Community College, and a new year-round elementary school.
230 acres of the plan area will be dedicated to open space.
Planning Area One, consisting of 1.95 acres, will have a detention pond.
Planning Area Two, consisting of 4.5 acres, will be used as a Business Park.
Planning Area Three, consisting of 44.1 acres, will have 203 low-density residential units.
Planning Area Four, consisting of 20.9 acres, will have 97 low-density residential units.
Planning Area Five, consisting of 24.6 acres, will have 165 low/medium density residential units.
Planning Area Six, consisting of 13.4 acres, will have 108 medium-density residential units (clusters or duplexes).
Planning Area Seven, consisting of 10 acres, will be set aside for a new year-round elementary school for the Vacaville Unified School District (VUSD).
Planning Area Eight, consisting of 9.4 acres, will have 76 medium-density residential units (cluster or duplex).
Planning Area Nine, consisting of 6 acres, will function as a neighborhood park under the City of Vacaville.
Planning Area 10, consisting of 10 acres, will have 170 high-density residential units (townhouse, flats, or apartments).
Planning Area 11, consisting of 60 acres, will function as a higher education center for Solano Community College (SCC) and California State University Sacramento.
Planning Areas 12 and 13 were already being used as a business park at the time of the Specific Plan's creation.
Planning Area 14, consisting of 10 acres, will serve as a commercial center for the neighborhood, most likely as a supermarket unless one develops within one mile.
Solano College will be allowed to have an interim facility on 15,000 square feet of the planning area for up to 10 years.
Planning Area 15, consisting of 42.8 acres, will function as a business park.
Planning Area 16, consisting of 31.7 acres, will function as a business park.
Planning Area 17, consisting of 14.8 acres, will have 84 low/medium density residential units.
Planning Area 18, consisting of 18.6 acres, will have 148 medium-density residential units (cluster or duplexes).
Planning Area 19, consisting of 19 acres, will have 108 low/medium density residential units. North Village Unit 7 is within Planning Area 19.
Planning Area 20, consisting of 36.6 acres, will have 183 low-density residential units. North Village Unit 7 is within Planning Area 20.
Planning Area 21, consisting of 38.9 acres, will have 130 low-density residential units.
Planning Area 22, consisting of 18.2 acres, will have 61 low-density residential units.
Planning Area 23, consisting of 33.6 acres, will have 127 low-density residential units.
Planning Area 24, consisting of 24.1 acres, will have 113 low/medium density residential units.
Planning Area 25, consisting of 36.5 acres, will have 147 low-density residential units.
Planning Area 26, consisting of 8 acres, will function as a neighborhood park.
Planning Area 27, consisting of 15 acres, will have 255 high-density residential units.
Planning Area 28, consisting of 12.2 acres, will have 98 medium-density residential units.
Planning Area 29, consisting of 49.4 acres, will have 226 low-density residential units.
Planning Area 30, consisting of two acres, will function as a private swim club. The facility will have an Olympic sized swimming pool, a diving board, a dressing room, and shower and restrooms.
Planning Area 31, consisting of 17.1 acres, will function as a sound buffer between the new residential units and I-505.
Planning Area 32, consisting of 90 acres, will be used as a corridor for Gibson Canyon Creek.
Planning Area 33, consisting of 35.5 acres, will function as an agricultural buffer.
Planning Area 34, consisting of 10.4 acres, will function as a wetlands mitigation area and a buffer for the waterwater treatment plant.
Planning Area 35, consisting of 61 acres, will be used as a central open space area.
Phase I will see the construction of around 800 residential units in low, medium, and high density neighborhoods. This phase will also see the construction of a private recreational center and a neighborhood park.
Phase II will see the construction of around 230 residential units in the low/medium neighborhoods. Development will also occur in the Business Park and commercial areas.
Phase III will see the construction of around 420 residential units in the low and low/medium neighborhoods.
Phase IV will see the construction of around 1000 residential units in the low, low/medium, medium, and high density neighborhoods. This phase will also see the construction of an eight acre park and the private swim club.
VUSD is responsible for the construction of the elementary school.
The City of Vacaville is responsible for the development of the six and eight acre parks.
SCC is responsible for the development of the higher education center.
