This project proposes to create a mixed use commercial and residential area on a vacant parcel located adjacent to Alamo Drive and next to the Lucky shopping center. This project would require a zoning change from Residential - Low-Medium to mixed use in order to advance. The commercial aspects of the project may consist office, retail, or both depending on market demand.
This project was approved during the Planning Commission meeting on 21 January 2020.
Phase One would see the construction of 73 townhomes in buildings consisting of four to seven units. Every townhome building has a front entry porch and a deck on the second story. Garages would be accessible from alleys, with the main entrances facing the street. All townhomes are three stories, with a two-car garage on the first floor and the townhome on the upper two.
Phase one would also feature a community clubhouse with a gym and kitchen. An outdoor courthouse will provide community interaction.
A 6,460 square feet commercial building will also be built, only consisting of one story.
Phase two will see the addition of more commercial buildings; however, such a phase is not planned to begin until the City of Vacaville solves its stormdrain and downstream capacity issues.
