The Villages at Fairfield is a master-planned project located in northeastern Fairfield. Spanning 440 acres, the project will lead to the creation of four residential "villages" consisting of 1830 units of housing and a commercial center. The project would also extend the Linear Park Trail, allow for the construction of a new elementary school by FSUSD, and create two new neighborhood parks.
This village will construct 429 Low-Medium density single family homes and reserve a 10-acre site for an elementary school to be operated under FSUSD. Linear Park and a neighborhood park will also be located within proximity to the school. A 2400 square feet neighborhood center will be located within the neighborhood park.
An amendment in 2015 relocated the school site and neighborhood park to the east. Two acres of the school site will be transferred to the City of Fairfield, who will then trade it with FSUSD for the Sam Yeto school site in Downtown Fairfield. The remaining eight acres will be purchased under a separate agreement between the developer and FSUSD.

This village will construct 390 medium-density homes located south of Village I. 105 additional medium-density homes will also be located adjacent to Clay Bank Road and the Linear Park Trail. 24 acres in the northeast will be zoned for commercial uses.

Located north of Manuel Campos Parkway/Cement Hill Road, Village III will construct 626 single-family homes and 280 high density residential units. The lower density homes will be located towards the north, with the medium-density houses along Manuel Campos Parkway and the high-density homes along Linear Park.
A neighborhood park will be located in the center of the residential development and an open space corridor.

Located east of Villages I and II and north of Manuel Campos Parkway/Cement Hill Road, Village IV will build 105 single-family homes.
This village is under construction.
Located at the northeast corner of Clay Bank Road and Air Base Parkway, this site will develop 7.6 acres into an 111,000 square feet retail center. The site will have a supermarket, a drug store, a gas station, and various other shops.
About 626 parking spaces will be provided.
