Panattoni Development Corporation has requested to build three industrial warehouse buildings located on Business Center Drive in the Green Valley Business Park. The project is split into two different components.
Building A is a 200,915 square feet warehouse building to be located on an 11.29 acre site next to the recently finished Partnership Healthplan building. The building will have 23 truck docks along the south that will be screened by a 12 feet wall covered in vines. The warehouse will have a height of 36 feet, with a curved parapet reaching 52 feet.
As part of the project, 210 parking spaces will be provided.
During the Planning Commission meeting on November 27 2019, a Conditional Use Permit was denied for this project, meaning that it couldn't house any warehousing activities. However, the applicant appealed this denial and the City Council held a public hearing on February 4 2020 and overturned the Planning Commission's denial.
Similar to Building A, Buildings B and C will be industrial warehouse buildings with a size of 115,434 and 103,911 square feet respectively. The buildings will collectively have 36 truck docks and 34 truck parking spaces screened by a 12 feet wall covered in vines. The buildings have a height of 32 feet with a parapet reaching 45 feet.
As part of the project, 196 parking spaces will be provided. An 8 feet sound wall will be located on the rear side of the property to mitigate impact to the adjacent assisted living facility.
