The Dixon Northeast Quadrant Specific Plan aims to guide development of a 643 acre site in northeastern Dixon, adjacent to I-80. The plan aims to establish an employment center to the city, with an estimated potential of over 8000 new jobs.
186.3 acres will be dedicated to freeway-visible highway commercial development, such as auto sales/services, gas stations, supply stores, restaurants, and lodging facilities. The existing Walmart is located in such a zone.
Development in these zones can include banks, office stores, hobby stores, bakeries, gift shops, and gyms.
124 acres will be dedicated to PAO-type development, including health and legal services, advertising agencies, management offices, and membership organizations. Other types of complimentary services, such as commercial, dining, and meeting spaces, are also encouraged.
220 acres will be dedicated for non-nuisance light industrial development, including light manufacturing, research and development, back offices, and administrative facilities. A limited number of supporting commercial uses are also allowed.
Open space would provide pedestrian connections between different commercial sites.
