ZGF provided design services for a new 240,000 SF, eleven-story building (currently under construction) in the heart of Seattle’s South Lake Union neighborhood, a high-tech, research, and biotech hub. Floorplates will be flexible to provide either office or laboratory use, depending on the future tenant. The site is located at the junction of two major arterials—Dexter Avenue and Highway 99—on a highly visible corner bordered by a network of pedestrian and bike lanes. Given the high-profile site, the owner tasked ZGF with designing an impactful and immediately recognizable building that attracts tenants, creates a strong street presence and enhanced pedestrian experience, and establishes a sense of place for the site and immediate neighborhood. The façade takes inspiration from direct views of Lake Union, the Space Needle, and the Olympic Mountains and incorporates rooftop terraces. The project is tracking LEED Gold®.
