Property managers have four options when it comes to repairing or replacing the roof. A property manager must choose one of the following solutions based on the type of roofing system installed and the amount of damage present.
Full Replacement – If there are large areas of missing shingles and/or damaged structural members, a full replacement is required. This option is costly because it requires tearing off the entire roof. However, it provides the best protection against future weather conditions.
Recover an Existing Roof – When a roof has been exposed to high winds or heavy rains for extended periods of time, it can become severely weakened. In such cases, it is possible to repair the roof by applying a waterproof membrane directly onto the existing roof deck. This method is less expensive than a full roof replacement.
Replace Only Certain Areas – If you notice small holes or cracks in the roofing material, it is possible to patch those areas without having to replace the entire roof.
Repair Only – Repairs can be performed by cutting away damaged sections of the roof and replacing them with new pieces. This process is quick and inexpensive.
Roofing contractors specialize in replacing roof shingles, repairing damaged ones, installing gutters, and cleaning chimneys. They often work with architects and engineers to ensure the proper materials are used during construction.
The National Roofing Contractors Association reports there are about 350,000 roofing companies nationwide. Most roofing jobs require a contractor to possess professional licenses, insurance, and liability coverage.
Roofing jobs vary widely in terms of skill level. Some require little training while others demand extensive knowledge. However, there are still many entry-level positions available for those looking to start out in the field. Roofing is one of the few occupations where you do not need a college degree to become a professional. Most roofers learn on the job, although some enter the occupation through an apprenticeship.
The National Roofing Contractors Association estimates that about 10 million Americans work as roofers. Many states regulate the industry; however, it is not uncommon for contractors to perform work without being registered with the state. In addition, some states allow unlicensed individuals to perform roofing work. This often leads to shoddy construction and poor quality materials.
If your roof is very old, it could be time to replace it. Old roofs tend to develop cracks, leak, and become damaged over time. A cracked or leaking roof can cause serious damage to your home, especially if water enters the house. In fact, the National Insurance Crime Bureau reports that about one out of every three building claims involves storm water damage due to a leaking roof.
However, even if a roof looks great, it doesn’t mean it isn’t leaking. Even if you don’t see any signs of leakage, a roof inspection still needs to be conducted. This allows a professional roofer to identify potential problems and recommend solutions.
A roof inspector will look closely at the entire roof, including the attic, chimneys, valleys, ridges, gutters, skylights, downspouts, flashing, ventilation systems, and vents. They will check for weather stripping, insulation, flashings, and flashing around windows and doors. Then, they will examine the wood framing, sheathing, decking, and fascia. Finally, they will inspect the waterproof membrane, covering material, and drainage system.
Once a roof inspection is complete, a roofing contractor will give you options based on how much work is required and whether the roof is structurally sound enough to support the additional weight. Some repairs require no structural changes to the roof while others do. For example, repairing a single piece of shingle only requires replacing that piece. Other fixes involve changing the pitch of the roof, adding a ridge cap, or installing new flashing along the eaves.
Commercial roofs are designed to withstand extreme weather conditions and harsh elements.
