These videos follow Tony sketch and design 68 Church Street, Morwell. Key points:
Switch between OneNote and Vectorworks. Watch the video of the "how-to."
Use OneNote to design the overall layout, where moving one space can impact multiple spaces. Use Vectorworks to design the detail layout, where accurate dimension is important.
Keep the file as simple as possible. We want to have the most responsive Vectorworks and OneNote.
To setup the Vectorworks File - Refer to Section 4 > Building Permit Common Questions > Setting up the Vectorworks File. or Click Here
The Site
The design at completion of this process. (Before Client Comment.)
Video 1 - Initial Sketch. A few steps:
Identify all rules. Planning Scheme, Building Regulation, estate guidelines, certificate of title restrictions. That is, complete the previous research.
Grid the site plan. Designing the site, use a 1m x 1m grid. Designing the interior layout, switch to a 1.1m x 1.1m grid.
Start with designing car park spaces and it's reversing needs. These 'locks' other spaces in. Car reversing needs:
Roughly 7m to back and reverse from parking space;
Roughly 9m if drive in front of other's car space and reverse.
Video 2 - First attempt in Vectorworks:
Keep files simple. Model layer use ONLY the following layers.
Site
Ground Floor
First Floor (If there is one)
Roof
For naming, reflect on exactly what it is. For example, call the model layer "Ground Floor." In contrast, call the sheet layer "Ground Floor Plan" for the output drawing.
Video 3 - Redesigning using OneNote:
After CAD Dwelling 2, I found the space sketched is inaccurate. Previously, in Vectorworks, I adjusted Dwelling 2. I did that without using OneNote because the requirement in that CAD work is reducing Dwelling 2, saving spaces for Dwelling 3 and Dwelling 4 at the rear.
The grid and layout in OneNote at the beginning of the video is setup on a reduced Dwelling 2, prepped to design Dwellings 3 and 4.
Video 4 - CAD Dwelling 3 and 4 in Vectorworks:
This Tony switch and CAD in Vectorworks after previous OneNote sketch.
Video 5 - Anything minor, yes you can design with OneNote:
When Tony want to design it fast, Tony go back to OneNote to put together a layout (Dwelling 4) before CAD design in Vectorworks.
Video 6 - Vectorworks detail calculation:
Setback
Garden spaces
SPOS
Other requirements identified
Calculate all requirements, adjust the layout to comply.
20220806 - The design at completion of this process. (Before Client Comment.)
20220808 - Adjust to client comment. Avoid cutting Unit 1 corner. (Car turning)
20220809 - Adjust to client comment. No laundry at front entry.
Following 20220809 - Council notified us that Unit 4's entry must be visible from the street.
Note that - In Planning Scheme, the wording requires all units to have their front entrances visible from the street and the common driveway.
The majority of Metro Councils accept front-entry not visible from the street. Reason: it is almost impossible that all rear units have an entry visible from the street.
Rishie researched further and found that Latrobe City Council's sample drawing requires all entries to be visible from the street
Wordings in the Planning Scheme
Following 20220809 - Rishie found Council's sample drawing showing: The front entry of the rear dwelling is visible from the street.
20220812 - Redesigning. Client request two identical dwelling layout to save construction cost.
20220813 - Client identified proper 4 bedroom increases rent by $10k per year. Cost saving with two identical dwelling is not justified. Redesigning the layout for two dwellings maximise space efficiency & rental return.
Note - 20220812 & 20220813 redesigning all followed the process in Video 1 to Video 6 above.
Due to Refreshing Homes' business model, we may not be able to redesign for the client as many times as shown in this training.
