A common question we get is, "How do I get the best result in my Town Planning Permit application?"
Different architects have different methodologies. With Refreshing Homes, we start by clearly defining these two:
Your project goal
When you're planning a project, it's important to figure out exactly what you want to achieve. Why do you want to do this project? What's your end goal? It's also important to think about who else is involved in the project, like family members, investors, or other stakeholders.
For example, maybe you're a homeowner and you want to extend and renovate your house. Or maybe you're a business owner and you want to build a child care center. Or maybe you're a developer and you want to build multiple homes on a piece of land.
Set the clear goal, and you are ahead of most people.
Find out and align with the rules and regulations, including:
No matter what your project goal is, there are some important rules and regulations you'll need to keep in mind. These include:
Restrictions in your land title - this could include things like zoning, setbacks, and height limits;
Town planning rules - these are the rules that govern how land can be used and developed in your area;
Estate rules and guidelines - if you're building in a planned community, there may be additional rules and guidelines you'll need to follow
It's important to keep all of these rules and regulations in mind as you plan your project, so you can make sure everything goes smoothly. But don't let that scare you! With the right team and a bit of creativity, you can turn your project vision into a reality.
Aligning the goal with the rules
Are you ready to turn your dream project into a reality? Great, because we're here to make it happen! But before we get started, we need to make sure that your project goals align with the rules and regulations of your specific site.
We know that navigating the restrictions and guidelines can feel overwhelming, but don't worry, that's where we come in! We'll work with you to make sure everything is in order, so you don't have to worry about any unexpected roadblocks.
But why does it feel so difficult to achieve your project goals? It's because you may not feel in control. You don't know whether the council will support your project until you've spent a significant amount of money.
The solution? Our 5-stage design process.
We'll identify any potential risks early on, so you can adjust your project direction and have the best chance at getting the results you want. So, let's make it happen!
Stage 1 - Pictorial Comparison & Investigation
We start by taking a closer look at your project and the surrounding area. We compare your plans to similar projects nearby, and check in with the council to make sure we understand the rules and regulations. If there's any misalignment between your goals and the rules, we'll let you know and give you options to adjust your plans, so that you have full control.
Stage 2 – Planning Permit Design and Document
Next, we design the buildings, put together the permit documents and getting all the experts involved. We'll make sure everything is in order and take care of any Town Planning issues, like traffic or trees.
Stage 3 – Council Initial Review
The council will take a look at our design proposal and let us know if they have any concerns. We'll work with you to address any issues they raise, and make sure your plans are in line with the rules.
Stage 4 – Public Advertising & Planning Permit Report
Council will advertise the design for public comments and feedback. At the end of the Public Advertising process, Council will review the comments and request design updates for any design elements of concern. We'll work with you again, address any final issues and adjust the design.
Stage 5 – Council Decision
Council will carry out a final assessment and make a decision on your project.
Building a project can be tough, especially when you're not sure if your goals align with the rules and regulations. That's where we come in! Our 5-step design process helps you navigate the tricky terrain of permits and approvals, so you can focus on what really matters: building your dream project.
