Mirror Lake Insurance - Understanding the Numbers
Research continues to be done on Mirror Lake and future options for it. The biggest piece that we are waiting on is an extensive set of lab tests to determine the overall water quality of Mirror Lake. This will go a far way in helping us establish what sort of long-term solutions are available.
To better understand why Mirror Lake is a much more complex issue than Crystal Lake, these are some key factors involved:
1) Mirror Lake is a far smaller body of water than Crystal Lake. This means that the effects of runoff water; sediment from the Calumet storm drain and yard fertilizers have a much greater impact on Mirror Lake than Crystal Lake
2) Mirror Lake has an important role as a retention basin for Crystal Lake. Some of the more ecologically versed folks can comment on this at greater length. In layperson speak, it acts as a filter for what ends up in Crystal Lake. However, it is not a perfect filter, as algae blooms in Mirror Lake will spread to Crystal Lake within a few days.
3) Mirror Lake does not have a significant amenity tied to it for shareholders, as Crystal Lake does with the Beach Club.
(Interestingly, there used to be a swimming area at Mirror Lake. One of the vacant lots owned by RML used to be a sand beach for Mirror Lake. The water was chlorinated up to a sandbar.)
As we continue to research Mirror Lake, we will also be filling out an application for having Mirror Lake considered for the state's Green Acres program.
The filling out of an application is not binding. The reason for filling out the application now is two-fold. The first is that the process for consideration in Green Acres takes months. It is not a rapid turn-around by any stretch. The second is that we need to establish whether Mirror Lake would actually be considered by the Green Acres program.
In the interim, we are waiting to hear back from a couple of other conservancies and would ultimately like to see what level of interest the Mirror Lake adjacent homeowners have in having a direct role in the future of Mirror Lake.
What would the consequences be for RML in having Mirror Lake transferred to Green Acres?
We would have to include our two vacant lots at the same time. The Green Acres program requires a point of public access for any land that it takes in.
All expenses for Mirror Lake and liability tied to the dam would be forever under the auspices of the state
The state may or may not offer compensation for the land
What would the consequences be for Mirror Lake homeowners?
Mirror Lake would be open to the public. This means that people from out of town or out of state (as recently happened) could use Mirror Lake
The state would be responsible for algae treatments, dam maintenance and upkeep for the vacant lots
If I am a Mirror Lake homeowner and am concerned about this potential solution, what should I do?
Please reach out to RML President, Joseph Bove (president@ramapomountainlakes.com) directly or any of the Board members. We are very much interested in working with a group of Mirror Lake homeowners to go through other potential solutions.
Is RML going to fill out an application for Crystal Lake and Green Acres as well?
Not at this time. There appears to be very strong interest among a number of parties in working towards solutions whereby local Oakland groups could take over Crystal Lake.
