Step 1 – Let’s Talk:
In this initial meeting, our goal is to assess the feasibility of the project. We will look at the existing conditions, discuss your goals, and review ballpark investment ranges. Our goal is to understand your motivations and also to see if we are a good fit to help you reach your goals. We will document the existing conditions, create a statement of goals, and review inspirational images.
Step 2 – The Design Agreement:
Unfortunately, there isn’t a calculator that you can plug in the size, material and some details of your remodel and get an accurate estimate for your project. When it comes to remodeling, there are too many variables. Preparing a proposal requires several hours of forethought and preplanning based on certain selections. Prior to entering into a Construction Agreement together there will be pre-construction processes which will include costs for doing a detailed estimate that assures you a quality, completed project at a guaranteed price. The pre-construction process will be handled with what is called the Project Development Agreement. This Agreement will cover design services and sometimes some demolition and discovery work if required to create a guaranteed project price for you. These fees are always factored into a construction agreement, however, we feel being transparent up front allows the homeowner to have more control over the project. The Project Development Agreement does not obligate you to enter into a Construction Agreement with us and you own the results of the design work covered by the Agreement. Also, at this point we will grant access to our interactive cloud-based app, developed and updated specifically for your project so you are constantly “in the know”.
Step 3 – Schematic Design and Project Development:
Schematic Design will be developed to give an overview picture of your project and the budget. We “set the direction of design” in the stage. The Scope of Work Budget breaks down the work areas, challenges, and opportunities the project holds. We refine the design with fixtures and material selections. We also refine the budget through a site visit by our team, and dedicated subcontractors, to verify their scope of work. Also, all along the way your cloud-based site will be updated with material selections, appliances, fixtures and design development documents to keep you “in the know.”
Step 4 – The Construction Agreement with Fixed Final Cost:
With all or most of the results of the Project Development Agreement work in hand we will meet with you to talk through the project. We will now have all the information to provide a guaranteed price for your project. We will take the time you want to be comfortable and confident, going over the scope of work, project plan, progress payments, timelines, logistics and concerns. Once the Construction Agreement and Final Cost have been approved job scheduling will begin.
Step 5 – Project Management:
During the building phase we will handle all the details of ordering materials, scheduling, oversite and coordination. Concurrently we will diligently keep you up to date on progress and issues via direct communication and your cloud-based app.
Step 6 – In-Process Changes:
No matter how carefully we plan your project together you will probably want to make some changes or add on items along the way. We are prepared to accommodate any changes you want to make. Our Agreement will explain how costs associated with your changes will be handled and the additional production days these changes will require.
Step 7 – Project Completion:
During this completion phase we will do a final clean up to the highest standards possible both within the project and anything on the property that we touched. A walkthrough meeting with you will be scheduled to answer any operational questions and we’ll list anything you might run across that needs adjusting. Finally you will have access to all warranty documentation we will upload to your cloud-based site for easy access.
