Decision Analysis on Digital Transformation Strategies for Facility Management Company

Abstract

Technological development is shaping the future of the Facilities Management Industry. By considering digital transforming to ensure healthy building and infrastructure operations while also reducing costs, improving productivity. As buildings generate nearly 40% of annual global CO2 emissions, it’s important to boost sustainability in Facilities Management Industry.

The security services has successfully implemented the outcome-based contract in Facilities Management Industry, which could fulfil the needs and requirement of the customer and ensure the improvement on productivity to achieve better KPI target. It has been proved that development of digital transforming is related to the contract-based. Hence, the study of decision making on contract-based in current mechanical and electrical services is necessary. Using data analytic methodology of AHP to identify the contributing criteria of headcount-based contract and outcome-based contract, DPL software to develop the policy tree to analyze the quantitative factors of the mentioned to contact-based, and concluded that it is important for FM companies to transform from labor-intensive into digital by considering of outcome-based contract model and remain sustainable. It’s also importance is considering potential risks beside the cost analysis.

Limitations of this study is focusing the mechanical and electrical services of Facilities Management Industry. And the intensity of importance inputs of AHP criteria are subjected to the experience and advice from experts. Further studies could be considered by analyzing the impact of KPI on facilities management services and other functions within the integrated facilities management system to reduce improve on the productivity and ensure the performance accuracy.
