Terms & Conditions

In these terms and conditions:

The ‘Booking Confirmation’ means the confirmation sent to you by e-mail or any other electronic form confirming the agreement for the Holiday Let for the Holiday Period.

The ‘Commencement Date’ means the date shown on the Booking Confirmation as the commencement date of the Holiday Period.

The ‘Departure Date’ means the Departure Date referred to in the Booking Confirmation as the date on which you are required to vacate the Holiday Property.

The ‘Deposit’ means the deposit referred to in the Booking Confirmation and is payable in order to secure the Holiday Property.

The ‘Good Housekeeping Deposit’ means the amount (£500) described as such on the Booking Confirmation that is dealt with as set out in these Terms and Conditions. It is payable at the same time as the balance of the Holiday Cost and will be held by the Owners to be applied against the reasonable costs of miscellaneous repairs and/or replacement and additional cleaning of the Holiday Property, including to furnishings, kitchen equipment, crockery, glass, bedding and towels damaged or soiled otherwise than by usual wear and tear during the Holiday Period by you or other members of your Party. The balance of the Good Housekeeping Deposit (if any) will be returned to you within 14 days of the Departure Date where the Owner agrees that you have no liability to such costs. Where such costs exceed the Good Housekeeping Deposit, you must pay the excess to the Owners within 14 days of being notified of the amount.

For the avoidance of doubt, the Good Housekeeping Deposit is for exceptional circumstances that we hope never actually happen. We would include accidental breakages in 'usual wear and tear' and would not charge for these. It would be much appreciated if breakages could be communicated to the housekeeper when they happen so that they can be replaced.

The ‘Holiday Cost’ means the Holiday Cost stated in the Booking Confirmation and includes the Good Housekeeping Deposit.

The ‘Holiday Let’ means the agreement made on the date shown on the Booking Confirmation between the Owners and you under which the Owners allows you and your Party to occupy the Holiday Property for the Holiday Period for the purpose of a holiday subject to these Terms and Conditions.

The ‘Holiday Property’ means 1 Long Houses as referred to in the Booking Confirmation.

The ‘Holiday Period’ means the period from 4:00 pm on the Commencement Date to 10:00 am on the Departure Date.

The ‘Owners’ means the owners of 1 Long Houses.

‘Terms and Conditions’ means the terms and conditions (including the definitions) set out in this document and which apply to your Booking.

‘you’ or the ‘party leader’ means the person or persons referred to on the Booking Confirmation as the customer.

‘your Party’ means the other person or persons staying with you at the Holiday Property.

1.Making your booking.

1.1 All bookings depend on 1 Long Houses being available. You, as the party leader, must be at least 18 years old at the time of booking. You confirm that you are authorised to book 1 Long Houses (the Holiday Property) and that all other members of your party agree that they will be governed by these Terms and Conditions. You, as the party leader, are responsible for making all payments due to us.

1.2 As long as 1 Long Houses is available and we have received all the relevant payments from you, we will send you the Booking Confirmation (see below) as soon as reasonably possible. The Booking Confirmation will show, among other things, details of the house, the amount you have paid and the amount you still owe. Your binding contract with us will only begin when we issue you with the Booking Confirmation and no contract exists until that time.

1.3 If we accept a payment or send you an email or other communication it does not mean we have accepted a booking unless we have issued you with the Booking Confirmation. Please do not make any travel arrangements until we have issued you with a Booking Confirmation which will be sent by email.

1.4 When you receive your Booking Confirmation, please check the details carefully. If anything is not correct, please tell us immediately.

1.5 Holiday Lets start at 4pm on the day of arrival and end at 10am on the day of departure. Lets are on a weekly basis (Friday to Friday except at Christmas and New Year) and the maximum period of let is 3 weeks. The house is let for holiday purposes only and only to the persons named on the Booking Confirmation. Short term lets of 3 or 4 days may be possible subject to availability but must not cross the Friday changeover day.

2. Payment and Pricing

2.1 A deposit of £500 is payable on placing your booking with the Owners of 1 Long Houses. This will secure your booking. The balance of the holiday cost together with a Good Housekeeping Deposit of £500 is due 40 days before the commencement of the holiday.

2.2 Where a booking is made less than 40 days before the holiday is due to start you must pay the amount in full.

2.3 If you do not make any payment due by the specified date the Owners are entitled to assume that you have cancelled the holiday invoking the section 13 cancellation policy and risking forfeit of your deposit.

2.4 Prices are for the Holiday Property as a whole and are not linked to the size of your party. No compensation is payable if any member of your party does not occupy the house.

2.5 The Owners reserve the right to cancel or to refuse to let 1 Long Houses to you at any time where we reasonably believe that (a) you are likely to breach these Terms and Conditions; (b) any details supplied by you in relation to your Booking are incorrect; or (c) you have behaved in an abusive, threatening or unlawful manner to us. If we cancel your Booking, we will tell you in writing and we will not have any liability to you.

2.6 You should take reasonable steps to ensure that 1 Long Houses is suitable for your needs before you book. This may include issues such as property type, location, access, facilities, layout, stairs, grounds/garden and so on. We are happy to answer any queries in order that you can make an informed decision about the house’s suitability prior to making a booking.

2.7 If you or any member of your party has any disability that may affect your stay at a 1 Long Houses please let us have details before you book. If we reasonably feel unable to meet that person’s needs we may decline or cancel the Let.

2.8 We cannot be liable for any changes to local services or attractions.

3. Your Stay

Where a Holiday Let has been confirmed, the Owners permits you to occupy 1 Long Houses for the Holiday Period for the Holiday Cost.

4. Your Obligations

You and your Party must:

4.1 allow the Owners and/or their agents access to the Holiday Property with or without you or your Party being present if certain circumstances or emergencies happen, for example: to enable maintenance or repair work to be carried out, to enable the Owners to comply with all relevant statutory requirements and the requirements of regulatory bodies, to inspect the Holiday Property (including where a complaint has been made) and to allow visits (following advance notification to You) by inspectors representing Visit England. The Owners and their agents may also enter 1 Long Houses if you break these Terms and Conditions;

4.2 keep 1 Long Houses and its contents (including furnishings, kitchen equipment, crockery, glasses, bedding and towels) clean and in good condition and be responsible for the cost of repairing any damage to the same. The Owners do not charge for breakages or damage which occur as a result of normal use but reserve the right to demand payment for damage or breakages which occur as a result of reckless or deliberate misuse. The Good Housekeeping Deposit will be applied against any such costs.

4.3 not cause any damage to any part of 1 Long Houses, its fixtures, fittings, contents, décor, equipment or grounds. Failure to uphold these obligations may lead to a claim against you for costs which will be deducted from the Good Housekeeping Deposit.

4.4 leave 1 Long Houses in the same condition as you found it on arrival;

4.5 behave in a way that does not break the law while at 1 Long Houses;

4.6 not sublet 1 Long Houses or allow any person to stay in who is a not a named member of your party;

4.7 tell the Owners about any damage to 1 Long Houses or its contents as soon as possible;

4.8 not do anything that may reasonably be considered to cause a nuisance or annoyance to anyone or act in an anti-social manner;

4.9 not smoke in any part of 1 Long Houses or in its immediate grounds. If it is reasonably believed that smoking has occurred during your stay you may be required to vacate 1 Long Houses and forfeit the remainder of your booking. If the Owners reasonably believe that smoking has occurred a charge may be made to rectify this up to and including liability for the cost of cancelling all or part of any subsequent booking if 1 Long Houses has been rendered uninhabitable;

4.10 not do or permit any act reasonably likely to make any insurance policy on 1 Long Houses void or voidable or increase the premium and including over occupation of 1 Long Houses , i.e. no more than the advertised number of occupants designated for 1 Long Houses may occupy the house to include infants/babies. You must not permit temporary visitors to 1 Long Houses to stay overnight nor block any fire escape routes or access to opening windows. Should you breach this term you may be required to vacate 1 Long Houses with the Holiday Let being treated as if it had been cancelled by you. In such a situation you will forfeit the value of any unexpired portion of your stay and no consideration will be made towards any associated costs you may incur as a consequence of you being required to vacate the Holiday Property;

4.11 not arrange for or allow visitors to 1 Long Houses without the prior agreement of the Owners or allow anyone who is not a member of your Party to stay at 1 Long Houses;

4.12 vacate 1 Long Houses by 10 am on the departure date. Failure to do so may result in you being charged a further day’s proportionate Holiday Cost at the prevailing tariff into which your occupation extends.

5. Unreasonable Behaviour

The Owners can refuse to allow access to 1 Long Houses if the unreasonable behaviour of anyone in your party is likely to cause offence to other guests, to members of staff or to neighbours, or if the Owners reasonably believe that you or any member of your party will cause damage to 1 Long Houses . If this happens, the contract between you and the Owners will end and you will not receive any refund and the Owners will not have any further liability to you.

6 The Holiday Period

The Holiday Period will commence at 4:00 pm on the Commencement Date and you must have vacated 1 Long Houses with your Party and all your property by 10:00 am on the departure date. Failure to do so may result in you being charged a further day’s proportionate cost according to the applicable rent.

7. Keys

You must return the keys to the key safe on the Departure Date. If you lose a key, the Owners will replace it for a fixed charge of £60 which will be applied against the return of the Good Housekeeping Deposit.

8. Outgoings

8.1 Reasonable cost of electricity is included in the Holiday Cost. The Owners reserve the right to charge you for any use of electricity, telephony, TV services or Wi-Fi that they reasonably believe to be excessive.

8.2 Fuel for the open fire or wood-burning stoves is not provided (though we usually lay a fire for your arrival). If inappropriate fuel is used on an open fire or wood-burning stove you will be liable for the cost of making good any damage or to contribute to the accelerated wear-and-tear of the stove. Full instructions are provided in the house manual.

8.3 Fibre-to-the-home internet via Wi-Fi is provided free of charge. No warranty is given as to the speed of Wi-Fi service nor its reliability as these factors may vary. Bookings cannot be accepted if they are solely reliant on the provision of uninterrupted and unlimited Wi-Fi.

9. Linen/Equipment/Food

9.1 The cot provided is a travel cot and only supplied with padded bases. You must provide all baby bedding and linen.

9.2 The Owners will not be responsible for providing food, washing up liquid, dishwasher and washing machine powders or other such items.

9.3 Save for any baby linen, clean bed linen will be provided at the commencement of the Holiday Period. No change of bed linen will be provided except where the duration of the rental period exceeds a period of 14 days in which case a change of bed linen and towels and full clean of your accommodation will be provided midway through your stay and usually on the 8th day of your holiday, i.e. Friday.

9.4 You may refuse this additional service of linen, towel change and full clean by contacting us prior to the day when the clean is scheduled to take place.

9.5 One standard size bath towel and one hand towel are provided for you and each member of your Party.

9.6 In case of any failure of any domestic appliances and equipment, you must report the failure as soon as possible to allow attempts to repair such items wherever practicable.

10. Use

1 Long Houses must not be used except for the purposes of a holiday by you and your Party during the Holiday Period and not for any other purpose or longer period.

11. Early Termination

This Holiday Let may be terminated before the end of the Holiday Period by the Owners directly giving you notice of termination in the event of you or a member of Your Party being in serious breach of these Terms and Conditions. The Holiday Let may also be terminated by reason of fire or other event which renders the house uninhabitable.

12. Cancellation

The Owners do not expect to have to make any changes to your Holiday Let. Sometimes problems do occur however and the Owners reserve the right to cancel the Holiday Let where circumstances cause the Holiday Property to become unavailable or uninhabitable during the Holiday Period, including the withdrawal of the Holiday. We therefore advise you to take out holiday insurance.

13. Cancellation by You

13.1 If you cancel the Holiday Let you will forfeit any deposit or holiday cost paid with the exception of the Good Housekeeping Deposit

13.2 If you cancel the Holiday Let within 40 days of the Commencement Date you will be liable to pay any unpaid balance of the Holiday Cost

13.3 The Owners will seek to re-let 1 Long Houses at the best price actually achievable for the Holiday Period (but not necessarily at the Holiday Cost advertised on the Owners’ website). Provided the Owners can re-let 1 Long Houses for the same rental payable by you, these monies will be used to refund you for the Holiday Cost you have paid less an administration fee of £50.00. This refund will be made within two weeks of the end of the Holiday Period.

13.4 If you voluntarily leave the Holiday Property before the end date of the Holiday Period, no refund will be given in respect of the portion of the Holiday Period when you do no not occupy the Holiday Property.

13.5 COVID cancellations: full refund if you are unable to travel to One Long Houses for your holiday due to lockdown/tier restrictions imposed by the government (this does not include where any of your party are in quarantine but would otherwise be free to travel). This clause overrules 13.1 and 13.2 above.

14. Website Accuracy

The Owners reserve the right to make alterations to their website at any time and you are advised to view the most up to date details of 1 Long Houses on our website.

15. Lost Property

The Owners will retain any items left at the Holiday Property for a period of 28 days from the Departure Date. Items left by you will be returned to you if requested, with postage payable by you. The Owners do not accept responsibility for the safe carriage of any items returned. Items of food and drink will not be returned.

16. Pets

Up to two well behaved dogs are welcome at 1 Long Houses at a charge of £50 per dog per week. Pets are strictly not allowed onto the furniture or into bedrooms and are not to be left alone in the house or in the grounds of the house; any breach means that you may be required to vacate 1 Long Houses and forfeit the remainder of your booking. At the Departure Date no sign that the pet has been at the Holiday Property or grounds shall be evident and no nuisance or annoyance shall be caused by the pet (including excessive noise). No guarantee is given that the house will have a secured enclosed garden or other means to secure the pet outside. If any pet causes additional cleaning to be done (for example pet hairs found on furniture) the Owners will charge an additional £15 per hour of additional cleaning incurred which will be deducted from the Good Housekeeping Deposit.

17. Compensation

The Owners cannot accept responsibility or pay any compensation where they are prevented from carrying out any obligation to you under these Terms due to events beyond their control including the destruction and damage of the Holiday Property through fire, flood, explosion, storm or weather damage, adverse weather conditions, neighbouring building works, noise disturbance, burglary, criminal damage, riot, industrial action, natural disaster, war or threat of war, actual or threatened terrorist activity, non-availability of public transport, destruction/interruption of utility services, epidemic, infestation by pests and/or similar situations beyond the control of the Owners either before the Commencement Date or during the Holiday Period.

18. Weather

No liability is accepted by the Owners for access difficulties to 1 Long Houses caused by weather conditions. You are strongly advised to seek the latest information relating to access prior to setting off on your journey.

19. Water/Utility Supply

The Owners cannot accept responsibility for water shortages caused as a result of drought conditions, emergency works by utility operator(s) (to include electricity or Wi-Fi) or an act of omission of the relevant utility operator or any other cause outside the control of the Owners.

20. Refuse Collection

You are required to put refuse/recycling in the appropriate place to await collection in accordance with the instructions left at the house. Please notify the Owners if a collection is missed.

21. Complaints

If problems do occur for whatever reason, please contact the Housekeeper or Owners as soon as possible so that matters may be promptly resolved.

22. Covid-19

Following guidance from the UK government, if any of Your Party exhibits symptoms while staying at 1 Long Houses and therefore needs to self-isolate you should return home immediately. If you are unable to return home, you need to contact a Health Care Professional and advise us immediately of your need to extend your stay. Any extensions to your stay will be charged in advance at the applicable rate.

23. Security Cameras

1 Long Houses has exterior cameras that cover part of the perimeter of the garden, the parking area, and the valley/hills beyond only. Another is trained on the boiler pellet hopper in the boiler room to monitor fuel level. They do not cover any part of the interior of the house.

24. Applicable Law

These Terms and Conditions are governed by English law. The Owners reserve the right to change these Terms and Conditions at any time.
