Bunnglo kit homes are our range of budget friendly lightweight masonry kit homes for owner builders. They are simple designs, easy to build and ideal for owner builders with some basic DIY skills. They can be built and used as a primary residence or our 60 square metre designs are ideal for secondary dwellings (granny flats) under Complying Development legislation (depending on your lot of land, location, zoning, bushfire attack level etc).

We do not pressure our clients to proceed to lodgement until they are 100% happy with designs and understand that changes and tweaks along the way are inevitable.
We can obtain BASIX certificates, provide Statement of Environmental Effects and arrange for any other consultants and documents needed for a DA or CDC e.g. surveyors drawings, bushfire reports
We communicate with NSW Planning and Private Certifiers on your behalf until your DA or CDC is APPROVED!
Paul has 25 years experience in the construction industry, with many of those years being on the tools where he has gained a wealth of knowledge from a builders perspective. This experience enables Paul to consider the logistics involved in the project and has a greatly positive affect on budgets, workflow and the quality of materials chosen for the project. It has also provided Paul with a practical understanding of site conditions and how to design homes tailored to specific environmental factors whilst addressing client needs.

About Us
We are based in Sydney's Northern Beaches, but we also regularly service the NSW central Coast, Newcastle and Mid North Coast as far North as Forster.
Having dealt with different councils along the coast, we have learnt how to navigate their specific requirements for a smooth process and built up a network of consultants who's reports are needed to support development applications (DA's), complying development certificate applications (CDC's) and construction certificates (CC's).
We offer a budget friendly transparent service guiding our clients through the process from the very beginning by bringing their ideas into reality in the form of a complete and thorough design with architectural plans and construction drawings showing everything down to the finest detail.
This Month's Featured Project
This project began with a hand drawn sketch by the owner builder. We refined the design, materials and colour palette to blend in with the surrounding Eucalyptus trees.
Blending elements from early Australian settlers cottages and colonial styles for this rustic coastal gem, set on the Mid North Coast with a North Easterly aspect that welcomes everyone upon arrival.
The client brief for the interior was to blend rustic country charm with light filled, open and functional spaces.
The Process
The starting point varies from client to client depending on what they are wanting to do, what they have in terms of ideas, if they've done hand drawn sketches of floor plans and if there is an existing survey or plans available.
Renovations, Extensions and Additions
Unless you have dimensioned plans of the existing building, we will need to carry out a 'measure up survey' which involves taking numerous measurements, inside and out, so we can then enter this information into our software to create an accurate model of your existing dwelling. This gives us a foundation to work from allowing us to provide preliminary designs for your consideration.
We would then work to refine a design, adding all the necessary information and accompanying documents required for lodgement of either a CDC or DA (see below).
CDC (Complying Development Certificate)
This is a fast-track approval process for certain types of developments. There are slightly tighter restrictions for this type of development and we would need to check that your proposal falls within the scope of these pre-determined standards to be eligible. This can be done by obtaining a section 10.7 planning certificate from your council.
These applications go through a private certifier instead of council.
DA (Development Application)
This type of development is for anything that does not fall within the scope for a CDC and is first assessed by the council for approval. The documentation required is similar to CDC but more extensive and the process takes longer. On the plus side, the planning rules are more flexible and allow us a bit more freedom in the design.
CC (Construction Certificate)
Once development consent has been given, the next step is to obtain a CC (Construction Certificate). This requires more information to be added to the plans to form a 'Construction Set', which allows a builder to work directly from and will also require other documents, including a detailed specification, structural engineering drawings and other compliance details for various elements of the project. It is possible to apply for a CC through council or a private certifier. Once the CC has been granted, a Principle Certifying Authority needs to be appointed to carry out the critical stage inspections of the build. This is usually carried out by the same authority that issued the CC.
