WHO: PowerHouse Data Centers & Pennsylvania Data Center Partners asked Monroe Township in April 2026 if they could make a presentation to the township’s board of supervisors for a potential data center development project in the southeast corner of the township on "property we have secured."

Monroe Township Board Supervisor Timothy Thompson is quoted as saying "As it stands now, data centers are not permitted in the area that’s being looked at ."
The two proposed locations are zoned for residential use.
826 West Grantham Road (marked as planned housing development on map) - 105 undeveloped acres, part of the larger “Meadows of Ashcombe” (not related to Ashcombe Farm & Greenhouse) residential subdivision, pursing first phase with 90 homes, but due to lack of sewer capabilities Meadows of Ashcombe are seeking other offers for the land.
1435 Williams Grove Road (marked in red on the map) - 39.3 mostly undeveloped acres, owned by brothers Quan and Nha Tran.
A zoning change would be required, as in Monroe Township data centers are permitted as a conditional use in existing Industrial and Highway Commercial zoning districts.

Noise Impact: The constant hum from cooling systems and generators is most severe within 3,000 feet, but noise can be audible for up to 2.5 miles, particularly in quiet or rural areas.
Environmental & Health Risk Radius: Air emissions from backup diesel generators can impact residents' health at least 0.6 miles away, with broader environmental impacts affecting areas within a 3-mile radius.

They are the lead partners in developing the first hyperscale data center campus in Middlesex Township, Carlisle, the PAX-1 project with 16 buildings on 700 acres, where site work has already started.
PowerHouse Data Centers, founded in 2021, has a primary focus in N. Virginia with projects underway or in planning in eight states.
Pennsylvania Data Center Partners is a partnership of local investors working with PowerHouse on projects in PA.
Per a PennLive article published on April 29, the reporter commented, "they have generated considerable opposition in some communities due to projects that have been placed too close to existing residential communities, in places where there’s not enough water to service them, or because of concerns about rising electric costs."
The developers already have agreements of sale for the land, but they are zoned for residential use, so a zoning change would be requested.
During the presentation, the companies' officials will walk the board through "the companies’ background and our specific plans for the proposed development, including but not limited to scale, design, cooling systems, architectural and landscape standards as well as many other relevant items.”
