Description: Retention of installation of inappropriate woodgrain Hardie weatherboards at right-side of a Contributing rated, one-story, single-family residential building without a Certificate of Appropriateness.

Retention Items:
Wood Grained Hardie: No Objection (with proviso that existing siding must be replaced with wood or smooth-finish Hardie the next time it is requested for replacement in the future)
Staff Recommendations:
The owner initially applied to replace some of the existing deteriorated windows along the right side of the building. As part of this review, Staff noted that it appears that the previously existing wood weatherboards were removed and replaced with inappropriate wood grained Hardie weatherboards sometime between April 2015 and now, without a CofA issued. Wood-grained Hardie does not meet the HDLC Guidelines because the material does not sufficiently emulate the appearance of sanded and painted weatherboards or weatherboards with multiple layers of paint. Because this work is now completed, and because the siding is only limitedly visible from the public right of way and all other building elevations and trim remain as wood, Staff has no objection to the request for retention. If approval is granted, Staff recommends a proviso that if the weatherboards require replacement in the future, this must be with new wood or smooth-finish Hardie weatherboards and that this does not become a permitted non-conformity.
Case History:
10/02/23: Application for window replacement submitted. Staff notes that some building siding appears to have been replaced with inappropriate wood grained Hardie weatherboards without a CofA. A site inspection by Staff confirms only the right side weatherboards were replaced and all other building sides remain wood.
11/08/23: Application for retention of wood-grained Hardie weatherboards submitted.
