Description: Demolition of more than 50% of the roof at a Contributing rated, single story, single-family building.
Staff Recommendations:
FEMA research indicates that the double shotgun at 731 Valence was constructed from 1875-85. The building is one of ten double shotguns that still front the 700 block of Valence. The proposed renovation seeks to remove 57% of the roof to construct a camelback addition and is set two rooms back however the vertical circulation massing projects forward creating a peculiar condition of asymmetry to the addition. The HDLC Design Guidelines for full control usually recommends camelbacks start at least two rooms back that condition removal of more than 50% is approvable. However, with the protruding massing Staff can not recommend approval. Staff recommends denial with the proviso that if the addition massing is regularized more than 50% is approved.
Recommendation: Denial with the proviso that if the addition massing is regularized more than 50% is approved.
