Description: Demolition of more than 25% of the primary facade and 100% of the roof structure of a Contributing rated, one-story, single-family residential building.
Staff Recommendations:
The building located at 7001 Magazine and Moqueur Lane first appears on the 1909 Fire Insurance map. It was was one of three buildings facing Audubon Park and was a center entry three bay cottage in the middle of two other residential buildings. By 1951 the building on the lakeside of the building had been demolished. After 1951 the building closest to Magazine Street was either altered and joined to the center extant cottage or was removed and rebuilt as a garage addition. Additionally, the building's footprint expanded further to the lakeside with some unsympathetic additions. The current proposal seeks to reframe and or encapsulate 100% of the existing roof. The plans also seek to remove 51% of the existing façade, most of which is Non-Contributing. The percentage of demolition of the extant cottage façade from the early 20th century is at 20%. Staff recommends approval of the façade demolition and approval of the removal of more than 50% of the roof with the proviso that the roof pitch on the extant 20th century cottage is not altered.
Recommendation: Approve façade demolition. Approve roof demolition over Non-Contributing portions of the building.
