  • Defining highest and best use and discussion of the four tests: Physically Possible, Legally Permissible, Financially Feasible and Maximally Productive.
  • "As Vacant" and "As Improved," including discussion of physical constraints, legal limitations, uses that generate value and greatest return to the land, surplus and excess land.
  • Potential Land Uses: Ag, Commercial, Industrial, Residential, Special Use.
  • "Interim Use" definition and issues.
  • Three hours of Residential and Multi-family Case Studies.

"Skill Sharpeners - A Workshop for Appraisers"

Presented by Bonnie Roerig.

Topics discussed during this 4-hour seminar include:

  • Review of basic appraisal concepts, terminology and principles, followed by a discussion of problems in the application of basic principles.
  • Review of aspects of property rights appraised and relevant property characteristics, followed by a discussion of problems in property analysis.
  • Review of highest and best use analysis, followed by a discussion of problems in highest and best use including testing alternative uses.
  • Review of principles and procedures in the sales comparison approach, followed by a discussion of problems in sales comparison analysis.

Lou Garone

Lou has been appraising for over 30 years and currently holds a Certified General Appraiser credential. Lou is an an AQB Certified USPAP Instructor and holds the SRA, MAI, and AI-GRS designations through the Appraisal Institute. Lou is a course developer and instructor, and served on the Colorado Board of Real Estate Appraisers from 2000 - 2006. Lou is currently employed by the IRS as a Senior Review Appraiser specializing in tax cases with issues related to real estate and conservation easements.

Bonnie Roerig

Bonnie entered the real estate appraisal profession in 1970 and currently holds a Certified General Appraiser credential. She has been an AQB Certified USPAP Instructor since 2003, and holds the MAI and AI-GRS designations through the Appraisal Institute. Bonnie has also been active in the International Right of Way Association. Bonnie is a course developer and instructor, has been qualified as an expert witness since 1974, and has managed her own appraisal firm since 1982.

  • October 28, 2017, 8 a.m. to 5 p.m. (Registration opens at 7 am)
  • Fee: The registration fee is $110 per person. The first 10 trainees to register are free, trainees please contact Ray Brienza at ray@brienzaappraisal.com to register. An annual membership to NCAREA is not required to attend this special event. Lunch is on your own. Refreshments will be provided.
