You have decided it's time to sell your home. What are some things you can do to make your home appeal to the largest audience possible?
1. A good spring cleaning.
A thorough cleaning of your home will make it present much better to potential buyers. In addition, a good deep clean could turn up potential issues that you were not aware of. Small issues like broken cover plates or leaky drains, etc. are better corrected before you open your home for showings. Tidying up your landscaping is also highly recommended, your curb appeal is going to be a potential buyer's first impression. You want them to walk up to the front door in a positive state of mind.
2. De-Clutter / De-Personalize.
Too much stuff can make a room feel cluttered and smaller than it really is. Box up excess belongings and leave just essentials so each room shows as open and spacious as possible. Buyer's will come in and want to imagine their furniture in those spaces. Remove family photos. I know this a little more difficult, this is your home and you have a lot of memories there. Now that it's time to move on, you want potential buyers to come in and imagine it as THEIR home.
3. Select an agent to represent you as a seller.
Selling a home can be a taxing process, it can easily become frustrating and emotional for everyone involved. Make sure you have a full time real estate professional on your team that's been through the process many times and knows how to navigate the hurdles that can often arise. Financing Your Home Purchase
One of the most critical first steps before beginning your home search is getting pre-approved for a loan. This will allow you to search for properties in the right price range based on your income, debt and how much you are comfortable paying each month for your home.
In order to pre-qualify for a loan, there's a few things you will need to have handy to get the process started. This is not a complete list of everything you'll need, just the first step. Your lender will guide you through the rest of the process and let you know what additional documents will be necessary along the way.

1. Select an agent to represent you as a buyer.
Buying a home can be a confusing and emotionally exhausting process, make sure you have a full time real estate professional on your team that's been through the process many times and knows how to navigate the hurdles that can often arise. Having an experienced agent in your side will help negotiate the best purchase price possible and keep your purchase on track with inspections, ongoing negotiations and contract timelines.
2. Pre-Qualify with a trusted lender!
This is a critical step since your mortgage professional is going to help you determine how much you qualify for and what price range you should be looking at based on your income, expenses, credit and how much your comfortable spending each month for your home. Many lenders will now do a fully underwritten buyer approval with the only condition being the property itself. This is about as solid as you can get without being an all cash buyer. If you have not yet selected a lender to help you with financing, I am happy to provide my trusted lending resources to get you started. You are always encouraged to shop around to find the rate, loan program and lender that works best for you.
**Important: DO NOT make any significant purchases on credit from the time you apply for a loan to the time your new home closes escrow! The lender will check your credit on multiple occasions during the transaction process and additional utilization of credit could raise your Debt-To-Income ratio**
3. Find your home.
We will work tirelessly to help you find just the right home that meets as many of your wants and needs as possible in the price range you are looking. Once your offer is accepted, escrow will open and a series of timelines will begin. We'll will guide you through the entire process from start to finish, keeping you on top of deadlines and let you know what to expect based on the particular details of the transaction.
