In 2019, the town of Langley is considering a proposal to sprawl 25% of the town's population down Coles Road. Out-of-town real estate developers have plans to add 116 homes on 7 parcels totaling 12.82 acres. The development is being presented as a well planned community to provide affordable housing, but will actually leave the design up to individual developers who buy each of the sub-parcels. Residents of this location would need to drive into the town of Langley increasing vehicle traffic and consuming parking in town. Infrastructure improvements to accommodate this sprawl are being deferred to future Langley taxpayers and future city council members to mitigate.
The Langley town council has requested that the rules for the process of developing this site be defined by the developers themselves. Many of the public meetings in Langley town hall do not include public comment. No apparent outreach has been made by the developers or the town council to the potentially affected people.
