No system inside your home is more tricky than the plumbing system.
In fact, more than $15.5 billion is spent each year on plumbing leaks, water damage, and the health risks it causes.
This makes the plumbing the most important system in a home.
Most new home inspectors will handle it lightly, like any other part.
But we’ve seen enough to notice the wild and damaging things that happen from ignoring this system. Even if it’s occupied or empty.
Like the time the pipes burst in the basement of an occupied home during the cold season when the heater was running and the thermostat was set at 65 degrees.
Some would think, “No way,” but we know better.
That’s why we run water through the drains for the whole inspection.
Because sometimes plumbing problems don’t show up right away. Sometimes it takes 30 min. for a slow drip under a sink or shower to appear.
We have the know-how to let the water run carefully for two to three hours in a way that almost guarantees we’ll find it if there’s a leak – without causing any extra water damage along the way.

In fact, they only have to inspect a representative number of features in the average-sized property, which usually amounts to roughly 400 things.

Steve Rodriguez is a decade-long military veteran with an honorable discharge from the U.S. Navy.
Steve began his service in 1991 as a Boiler Technician onboard the USS Wainwright (CG-28) out of Charleston, SC. After a quick stop at Great Lakes Naval Depot for Gas Turn Electrician A-school, he was next stationed onboard the USS Vandegrift (FFG-48) in San Diego, CA, where he reached the rank of E-5.
Between Charleston and San Diego, he traveled across Europe and the Middle East, gaining growth and command skills and expanding his worldview. In the mid-90s, as an E-5, he was accepted into the BOOST officer training program in Newport, RI.
After completing this year-long course, Steve studied Aerospace Engineering at Iowa State and Architectural Engineering at the University of Kansas. After leaving the Navy, he finished his college career at Avila College, where he graduated Magna Cum Laude with a degree in Finance.
After a short Wall Street stint as a bond trader at a major financial firm, Steve left NYC after the events of September 11th for Kansas City, where he decided on the home inspection profession.
Steve now owns and operates Bulldog Inspections as one of KC’s best home inspectors and its only award-winning building evaluation company. He brings the same commitment he had in the Navy to every thorough property review he performs in Raymore and beyond.
