Q. How Many units are there in the Gleneagles Condo Association ?
A. The Association has a total of 66 units. 40 Village homes, 21 Patio homes (1001-1021), 4 homes off Montrose Ave along the 18th hole on the golf course and 1 landscaped lot adjacent to the 1021 patio home.
Q. What is the name of the other Association that shares our entrance gate and Gleneagles Drive ?
A. Glen Eagles Golf Estates HOA
Glen Eagles Golf Estates requires access through our property which starts at Acoma Blvd and ends at lot 1022. In return for this access Glen Eagles Golf Estates is responsible for 49% of all expenses related to the "joint area of responsibility" as defined in the Joint Maintenance Agreement involving both associations. The Joint Committee consisting of 3 members from GE and 2 from GEGE who are responsible for maintaining this agreement. This agreement had been neglected for many years. However, a great deal of attention was directed to this issue in 2021 and steps have been achieved to have the agreement function correctly and expenses allocated as written in the agreement.

Q. Why are there 3 different categories (amounts) of HOA fees within our association.
A. First off...Our HOA fees are dedicated to the various expenses within the association. Expenses such as: Water, sewer, common area landscaping, general repairs, pool maintenance, trash disposal, insurance, electricity, and property management. We also allocate funds for expected major expenses such as road resurfacing, pool resurfacing and water and sewer line repairs. Our annual budget in 2025 is approx $219,000 which affords a healthy contribution to our reserve fund.
The 3 different categories are as follows...
1) Our association is comprised of 40 village homes that pay the greatest amount of HOA fees. The village units contribute to a village maintenance fund that is dedicated to the maintenance and repair of the village unit building exteriors including the roofs.
2) Our association is also comprised of 21 patio homes. The patio homes do not contribute to a maintenance fund. The patio homes are responsible for their own building exterior maintenance including the roofs. The patio homes have elected, through a petition, to have door to door trash pick-up of which the cost has been added to their HOA fee.
3) Our association is comprised of 4 homes on Montrose Ave. These 4 homes pay the least in HOA fees as they do not have a maintenance fund and are responsible for their own water and trash pick-up.
Q. Can patio homes use the visitor parking spots around the Village units ?
A. Absolutely. Although the parking areas around the village units are designated for visitor, all residents have equal opportunity to use these spots periodically. Please be considerate and understanding so we can accommodate all residents and guests.
Q. What can I do to better our association ?
A. If you are asking this question, you already have!! Our Association has developed into a very unique and desirable HOA. The community and family feeling has spread throughout the entire association. We have effectively eliminated almost all negative attributes of an HOA by integrating an open and transparent focus on making decisions that better the entire community. The "What's in it for me", are words we block from all discussions. This vision of community betterment is expressed continuously by our volunteer commitees. Our HOA volunteers are absolutely incredible and are considered the heart to our Association. The family feeling, cost savings and quality of work done by these individuals is envious by all other HOA's. Our volunteers are the sole reason that our association is in such a great financial position. We can rightfully boast that our Association is well maintained while having one of the lowest HOA fees and healthiest reserves. Unlike many HOA's, we are able to invest our reserve funds which further contributes to our positive financial position. So you ask , "What can I do to better our association"? It's because of this question, we credit our successes.
