Proposals for a mixed use development on the outskirts of Wrington
Following extensive and detailed pre-submission discussions with officers from North Somerset Council, the intention is now to consult with stakeholders and neighbours before finalising the proposal and submitting an outline planning application by the end of the year.
The site is located on brownfield land to the north west of Wrington and is within the Green Belt. It is well-served by an established junction off West Hay Road via a private access road.
In February 2019 North Somerset Council granted retrospective planning permission to the previous site owner for a change of use from industrial units to commercial small business accommodation and general industrial use.
There are currently a number of single storey industrial units on the site which have over recent years been occupied by a variety of tenants engaged in businesses ranging from scaffolding to car repair. Only a few remain occupied.
Historically, the use of the site has created some problems for the local community and local authority. Under the stewardship of Aberdare Estates, there is an opportunity to break from the past and create a high-quality development which makes much better use of this brownfield site.
These new proposals can potentially facilitate a sensitive redevelopment the site with a focus on an enhanced landscape setting, ecology, bespoke high-quality design and sustainability whilst also providing much needed housing for the village and the local authority.
The application will include more detail on four specified reserved matters, namely access, scale, layout and landscaping, in order to satisfy national Green Belt planning policy. The final reserved matter, appearance, will be reserved for future approval by North Somerset Council.

The proposed mixed-use development will provide quality family homes to help meet local housing need as well as employment space
The proposed uses will result in a reduction in vehicle movements at peak times and less noise and disturbance
Pockets of development are ‘nestled’ within existing planting and new planted ‘green fingers’ and designed to screen the buildings from view and minimise impact on the Green Belt and the surrounding landscape
The eastern part of the site will be landscaped to create an ecologically rich area including a publicly accessible play space and an arboretum
New access and connections will be created to link the site with Wrington
The redevelopment will, if permitted, bring about highway and transport improvements by eliminating the industrial use once and for and by promoting a new, sustainable Travel Plan for all future occupants of the site
The design will incorporate the most sustainable designs and management practices including electricity production by Photo Volcaic panels, very high levels of thermal insulation, and a sustainable drainage system (SUDS) to prevent flood water escaping from the site at times of high rainfall
