Denbigh Street was our big initial score, but it wasn't by providence. You see it was 2008 and everybody was running a mile from property.
Many people talk about the 4 D's of property (some even say 6) which are all forms of Desperation, but essentially boils down to fear. When people are running in fear, that's exactly when some people suck it up, ignore that fear and run towards the Mortgagee Sale.
I can be smug about it now, but I had to forge on without support from my wife. Wasn't easy, but she's a convert now. I made the play despite the fear of the GFC surrounding us.
Confidence is really nothing more than ignoring or rejecting the FUD that everyone else is trying to put on you.
You could be wrong, yes, but then again so can they. Fear is contagious - so inoculate yourself. When everyone is jibbering in the dark - be the one brave enough to step out.
And when you succeed you can brag how you won despite the naysayers ;-)

Yes, I'm preparing for MDC to screw their face up to this since it's unconventional for the area. My argument being that Halcombe is not far removed from Feilding where double banger townhouses are becoming the norm. People are desperate to rent, and I've been facing it first-hand as a Feilding landlord for the last 12 years. A new well-insulated 3-bed, even with a small back yard in Halcombe, would still be paradise for the hundreds of families I've met. And isn't there a sports field one street over? And a real good school up the hill?
A small increase in density makes it better bang for buck for the developer, and the bank, so they're inclined to keep going with the same idea. The community and school grows a pair of working families instead of just the one. Quality of tenant is not an issue - I have been spoilt for choice; good incomes, excellent referrals, you name it.
I fully expected something like these QuickBuild kitsets to become the cornerstone of the KiwiBuild initiative, and modular panel factories would be commissioned in every region on big contracts... but no.
I'm thinking if the Govt can't sort it out then maybe it's time I tried? Land availability is the real issue - zoning and density are just arbitrary rules.
