I am a former CFO and hedge fund financial analyst who has built and used company financial models for two decades to support the investment, financing and M&A decision making process in a wide range of transactions. Public/private companies and entrepreneurs use my company valuation models to raise capital, manage liquidity, make development/investment decisions and to pursue M&A transactions.
My recent focus is cannabis, real estate, retail and technology industries. I have 20+ years of experience building valuation models of private and public companies in the gaming, lodging, real estate, retail, technology and finance industries.
My Offering
In addition to modeling, I consult with and support client M&A and financing strategies. I advise on pitch deck development and perform transaction due diligence in connection with financing and M&A transactions. The fee range of typical modeling engagements runs between four and five figures and is driven by the level of complexity and client readiness. Modeling, due diligence and consulting fees are quoted on an hourly basis.
Recent Activity
During 2022 - 2025, I built valuation models in the technology industry using two stage DCF models and commercial real estate industry based on cap rates and net operating income. In recent years I also updated a model I have maintained for 20 years of the public retail company known as Costco. Excerpts of the model can be found on my blog at: https://greggcarlson.blogspot.com/2022/10/blog-post_3.html
During 2019 - 2021, I built a wide variety of valuation models for private and public cannabis dispensaries, cultivation/processing/production facilities and vertically integrated MSOs in connection with development and M&A transactions.
In 2022, I built models of approximately twenty public cannabis related MSO's that focused on historic and current growth, ROIC, ROIIC, TAM, WACC and ROIC - WAAC spreads. I also built models of companies in the equipment manufacturing business, private MSO's, CBD companies and cannabis related lodging facilities.
