The derelict garage site, located on the boundary of a Key Industrial Building Area, was attached to the rear of two residential plots. The new building is arranged in an L shape, and propose two flexible workshop units sharing an underpass entrance. Each of the units is arranged around a stair core and vary in plan at each level, and the basement spaces open onto a lightwell. One of the units face the pavement with a new shop front to support the street life.
While the building carefully maintains the amenity of the adjacent buildings, it also relates to the original boundary wall, and retains part of the existing structure, retaining fragments of memories from time past. The weathered steel clad volume of the top floor is responding to the industrial material palette, as well as to the colour of the local red brick, offering a robust, yet intricately layered addition to this unique location in south London.
