A new mixed use building in Hackney, facing the railway.

The site constraints informed the massing, and the form was carved in to allow light and view, while avoiding overlooking into neighbouring windows.

The building consists of a retail unit and four residential units; two flats and two Mews like maisonettes to the back of the site. The residential entrances were located along the courtyard to support activity and interaction between the residents.

An existing rubble wall along the site's street frontage has been extended to form the ground floor, while bands of reconstituted stone separate the top floors.

Long format benchmade and handmade bricks, with specials to form the angled corners add to the crafted articulation of the surface.
