Getting Started
To get started, you'll need:

Your identification, including immigration documents (PR Card or Student Visa)
Bank statement documents from your home country (showing your capacity to pay)
The standard first and last month's deposit and our fee (for rent guarantee)

Terms for Users
The fee for us to provide our guarantee for a user to a landlord is 4.5% of annual rent if paid in a single payment upfront.
If you choose the Rent Guarantee Plan, you will pay 5% of monthly rent for 12 months along with your rent.
This guarantee covers:
The term of the guarantee is 24 months from commencement of the lease or rental agreement.
Rental payments: We ensure that the user's rent will be paid to the landlord on time if they have an extenuating circumstance (examples include illness or job loss).
Property damages: We guarantee to cover any damages caused by the user to the rented property, up to a maximum limit of $10,000.
We will pay up to a maximum of 6 month’s rent for you to your Landlord if you default on rent.
Note: Payment of rent or for rental damage by us to your landlord on your behalf is a loan to the user.
There is a grace period (interest free) of 30 days for you to repay us the rental amount paid to your landlord. After this, the loan will incur an annualized interest charge of the Canadian Prime Rate + 4% (this is prorated for the period the loan remains outstanding). The repayment can be structured into instalments depending on the specific situation.
This interest might be waived in cases of rent default due to extenuating circumstances (job loss, hospitalization, violence) as solely determined by us. We will require proof of these extenuating circumstances.
In extenuating circumstances such as job loss or hospitalization, please notify us as soon as the situation comes up. We provide support through our partners & extend referrals to users who require a new or temporary job if they lose their current employment.
The guarantee fee is a payment for us to guarantee you to a landlord and is non-refundable once you have signed a lease & received keys to the rental home.
