1. No Pencil Booking Policy
Deposit: A 50% down payment is required to reserve your date. This is non-refundable.
Rebooking: You may rebook once, but only if you request it at least 21 days before your stay.
Late Changes: Cancellations or rebooking requests made less than 21 days before the stay are not allowed.
Forfeiture: Failure to follow these rules will result in the loss of your payment.
2. Full Payment for Last-Minute Bookings
Bookings made within 5 days of the stay date must be paid in full immediately.
3. Remaining Balance
The full balance must be paid at least one (1) day before your stay via our official channels. Late payments may cause check-in delays or cancellation.
4. Typhoon & Weather Policy
Signal No. 2 or Higher: If the Davao Region is under Signal No. 2+ on your date, you can rebook to an available date within 2 months.
Expiry: If you don't rebook within 2 months, the payment is forfeited.
Light Weather: Conditions below Signal No. 2 do not qualify for free rebooking.
5. Proof of Payment
Send a clear screenshot of your deposit slip or receipt to confirm your booking. No reservation is "Confirmed" until we verify your payment.
6. Your Booking ID
Once processed, you will receive a Booking ID. Please screenshot this and send it to our FB Messenger. Keep it safe; you will need it for verification, payments, rescheduling, and check-in.
7. Guests & Safety
Guest Count: You must declare the correct number of people. Extra guests may lead to extra charges or cancellation.
Compliance: All guests must follow our property safety rules.
8. Damages & Property Care
Guests are responsible for any damage to the property, equipment, or amenities caused by misuse. Repair or replacement costs will be charged to the booking party.
9. Check-in & Check-out
Check-in: 2:00 PM
Check-out: 11:00 AM
Early arrivals or late departures depend on availability and may involve extra fees.
10. No-Show Policy
If you do not arrive on your reserved date without notice, your booking will be cancelled and your payment forfeited.

12. Website & Portal Terms
Agreement: By using our booking portal, you agree to these terms.
Responsibility: You are responsible for all actions taken on the portal (dates selected, payments sent).
Accuracy: All info must be true. False info leads to cancellation.
Technical Issues: We are not responsible for internet or device errors. Please use a stable connection.
Monitoring: For security and auditing, your activity on the portal may be monitored.
