Resident Directory

You should have recently received an e-mail request from our Association Manager, Crystal Avendano, regarding an initiative by the Board to establish a Community Directory.

If you have not had an opportunity to do so already, please do reply to Crystal to confirm what contact information you would like included in the Directory. The resultant information will only ever be shared with other residents of Bellaire Ridge.

Retaining Walls

Among the responsibilities of the Residential Association is maintenance of not only those retaining walls on the common areas, but also all those walls that lie on the boundary of two adjoining homeowner lots. The Association is currently in the second year of a multi-year plan to proactively inspect and maintain these walls.

Consistent with this plan to stagger work over multiple years, the Association last year had Classic Construction complete maintenance of retaining walls adjoining the community common area, as well as the repair of those accessible retaining walls between homes. This year the Board's plan is to focus on maintenance on those retaining walls between homes that require access to homeowners’ back yards. Some of you will have been contacted earlier this year as we coordinated inspections in preparation for this work. The results of those inspections identified no significant issues. The proposed maintenance is thus limited to tuck-pointing some mortar joints to ensure these walls remain in good condition.

Homeowners in Valencia Grove Court will be contacted later this year as we commence this repair work, with similar repairs for lots on Brightwater Rd and Valencia Grove Pass to follow in subsequent years.

Neighborhood Safety

Our Neighborhood Police Office is Officer Brian Carriger; you can find his contact information on the Links page. Officer Carriger joined us for our National Night Out event last year, and he attended our Association's annual meeting last November to introduce himself. He or his colleagues are typically in our neighborhood about once a day, usually in the morning hours. You may also occasionally see representatives from Code Blue driving through our community; these volunteers help to deter crime by patrolling in their cars.

The Board occasionally receives questions about gating our community. Given that we fortunately remain a relatively safe neighborhood, the Association determines that any potential benefits of installing gates are outweighed by the significant costs, including both the initial capital outlay, ongoing maintenance expenses and the resultant need for the Association to assume responsibility for maintenance of our streets.

CodeRED Alerts

The City of Fort Worth has replaced the Nixle emergency alert system with Fort Worth Texas Alerts.

Residents can register for free alerts, and in the event of community emergencies, an emergency alert will be sent by text or email. Optional weather warning alerts issued by the National Weather Service are also offered.

Sign up to receive emergency and general notifications (e.g., siren testing, West Nile Virus reporting and, large scale road closures) issued by the Office of Emergency Management.

Board Meetings

The Board typically meets quarterly, with Board members taking turns hosting these meetings in their homes. The two most recent meetings this year were conducted in May and August, and for the first time ever for our Association, these were held online.

Minutes of recent meetings can be located under Archive. Approved minutes of the meeting of May 12 2020 are posted, and a draft of minutes of the meeting of August 18 2020 are also now available. The Annual meeting of the Bellaire Ridge Residential Association is targeted for November.

All homeowners are welcome to attend the open session of any Board meeting. The meetings always include a Resident's Forum which is intended to provide homeowners an opportunity to share their input, suggestions and feedback with the Board. We look forward to you joining us at a future meeting.
