Northern Seafront: Rocky Point
SEAFRONT INvestment property in northern belize
Opportunity knocks for the right buyer looking to get in on the ground floor for seafront land, but is in no hurry to build.
$49,900 US for over 1.5 acres of subdividable seafront land north of Sarteneja on Rocky Point - boat access only, as this is a new area and roads or electric have not been installed yet.
Financing available with $9,900 US down. If financed, the land will be deeded to the buyer and title conveyed with a mortgage lodged for the remaining balance ($40,000 US or adjusted amount based on higher down payment). Mortgage will be released when property is paid in full. Monthly payments on $40,000 US mortgage would be $399.78 US per month with no pre-payment penalty.
Estimated closing costs of $2500 USD plus 8% conveyance tax due to Government of Belize.
Sarteneja has seen a recent increase in interest from expats, but improvements to road infrastructure and easier access will continue to spur future growth in the area.
This area is known for its silty limestone seafloor that gives the water a chalky aqua color. Unlike much of the Belizean coast where the ocean is to your east and the sun rises over the water, Sarteneja enjoys colorful sunsets over the ocean. Sarteneja has a long history as a quiet fishing village and as a common stop for boats from Corozal, San Pedro, and Chetumal Mexico.
Sarteneja is accessible by air (there is a municipal airstrip), water (the Thunderbolt Water Taxi stops at the municipal dock), and by vehicle or bus via the Chunox-Sarteneja Road, which is being paved all the way from Corozal with both the Pueblo Nuevo and Copper Bank ferries being replaced by bridges. The Pueblo Nuevo bridge is under construction and the Copper Bank bridge is open.
I’ve included a few pictures of Sarteneja Village below, but please note this property is outside the developed part of the village shown below.
